You could also call apartments for rent ads. The owners of these properties might be looking for more investment properties. If you could put some muti family properties under contract, the profit on these could be more than a single family house. I would do both.

It is my belief that calling 'Apartment Rental Ads' is a real waste of time.
The reason being...when you call a rental ad for apartments...you get the rental agents, not the owner!
And the rental agents will not give out the information needed to contact the owner, of the apartments, 99.9% of the time!
Don't spin your wheels. Just stick to the plan and do not try to re-invent the wheel.
Calling ads for 'Homes For Rent' will get you more buyers (and sellers) than you can create deals for.
And that's a blessing in itself, right?

Yes I would do both. Assuming you are focusing only on houses, there is no way to tell if a landlord owns both multi-families and/or just houses. They could do both.

When I call for rent signs I am looking for SELLERS not buyers. I call these to see if the landlord wants to sell instead of rent. If they say no, Then I ask if they are looking for more properties.
Sellers are way, way, way , way harder to find than buyers no matter what your strategy is. Motivated sellers that the numbers actually work on their properties that is. You guys WILL find that out sooner or later!
Deals must come if you want to make money. Buyers will take DEALS. Learn how to find DEALS first. It is the hard part of this business. Just my opinion!!

Hello out there in the DG world, I am doing my Blueprint homework and I have found a realtor who sent me a list of cash buyers in the Los Angeles area. We are told to contact the county assessors office and find out where the tax records for a property is located and where the tax bill is being sent because that would be the new owner. However, when I try and do that, they specifically say on the website that the owner cannot be disclosed due to privacy acts. So if I want to know who the owner is, or where the tax bill is being sent then I have to personally go down to the Assessor's office and put in a request. Does anyone else have that problem or is it just in Los Angeles, California? I have a list of over 200 cash buyers and there is no way I can go down to the assessor's office and put in a request for each one. Can someone help me or give me some advice? I would certainly appreciate it. Thanks.

I have seen examples of what to put on a bandit sign to find sellers but what do we put on the sign to find buyers?

Charles too find Buyer's ,put on your Bandit Signs, something like "3BR /2 BA OWNER DESPERATE '' THEN YOUR PHONE NUMBER. Put that on a Bandit sign at least about 25 of them and they (Cash Buyers),should come out of the wood work.
