I find most of my deals on mls, it's challenging to find fsbo here in miami... I put a ton of offers in a month and my exit strategy is the inspection period the seller gives you.. my coaches in dg said to me "we make our money on the purchase, not on the sale" so if i don't sell it before the inspection period, I buy it and maybe fix it up and put it for sale again, or just put it in the market again for sale without rehab or I rehab it and refi..

lock it up on contract.. put escrow on your side... seller gives you the inspection period, market the property and share it with your buyers and try to sell it before the inspection period is over..once I get a buyer i have them put 1k extra in escrow into my title company example ( I put $2,500 in escrow and my buyer will put $3,500 into escrow ) I give the buyer 0 day inspection period so escrow is non refundable so if buyer backs out and he was your only buyer you will atleast keep 1k from the deal cause the seller will keep you 2,500 escrow Eye-wink

I always close with my title company cause they are on your side and will help you and not the seller. Buyer pays for title insurance. and you pay your regular closing cost and selling cost..

you are so right... i had to step away from my friends and some family that were negative about the whole thing.. But now when they see all the deals im doing, now when they see that i quit my 8 - 5 job, now that they see im living my dream life, now is when they are beliving... I have bad credit, I have a foreclosure on my record that i just did 3 or 4 years ago..

YOU DO NOT NEED GOOD CREDIT TO DO THIS... YOU DO NOT NEED MONEY TO DO THIS.. YOU JUST NEED YOU TO DO THIS
