Pick up the Phone, Call those Real Estate Agents (Help)

Today is the Monday, the first business day of the week, and the first day of the rest of our lives!
I want to share a small milestone, which to the real experienced and successful investors is probably minute, and to real beginners, a major accomplishment. I’m somewhere in the middle.
I adopted and modified Matt’s Agent script (from Dean’s book: 30 Days to Real Estate Cash) to fit my style a bit, typed it and printed it to read it (conversationally) while on the phone.
I found a real estate firm (outside of my area) entered the number in my phone and got up and walked around my house for a bit, and then came back to the phone; I was scared! Hey I’m a trainer, a public speaker, but guess what- this is new to me. I mustered the courage, pushed the send button on the phone and… spoke to the receptionist, put on hold (for “eternity”) and spoke to an agent. Wow, I was off the phone in less than five minutes having an agent emailing me 6 properties that HE thinks would fit my criteria and he will email me properties listed as: vacant, “as-is”, or “price reduced”.
I feel much stronger in confidence just after this one call!
The reason why I “forced” myself to take action is because first, I’ve invested in much of Dean’s Education (and it is the real deal, and he and all of his associates are genuine people) and secondly, I’m meeting weekly with another beginner investor in my area. I hope my experience shared here can help others to pick up the phone and take action.
I was glad to see Dean’s video this week offered another assignment to take action and make real estate investing “real” cash flow in my life and everyone else here at DG.com!

You also showed beginners step by step how to over the fear! It was the same for me, but I had to call more than one to get there! Don't be afraid of the realtors that say can't be done, etc.

Another day, and another real estate agent...

Thanks for all the great comments. My mission in life is to help others, and I will "go through the fire" first if needed so others can learn from my experience. This agent, although sounded like he would help me, dropped the ball (as noted in my other post here today. So far, he can "talk the talk" but not "walk the walk". I will contact him tomorrow and see what's up and/or move on.

Dear Sir, thank you so much for sharing this. I too started Dean's 30 Days to Fast Cash book 2 weeks ago; I wanted to get a jump before the holidays set in and started a new email, followed Matt's blueprint on finding RE agents and it was a little scary at first. The owner of Remax called me back at 9:54 pm and was very nice; said he would have someone call me back in a couple of days. They didn't, so I called back. When I finally got the person on the phone she was helpful and took my information to get some listings. I called one of the KW offices and no one called back.

We have a REIA here in Tulsa and was told to contact one of the RE agents who does free mentoring and works with REIs. Well I made an appointment after speaking with her and she was helpful, sort of. Her specialty was foreclosures for REIs and said wholesaling was illegal in our state. She said she had never heard of Dean Graziosi and was irritated with the idea of wholesaling. She did, however, give me great insight into "crunching the numbers" and how she does things when working with foreclosures. I did, and don't laugh, have to go to Joe's Crabshack after the meeting to eat some comfort food. I've learned that practice makes perfect in all of our endeavors and it took me 2 days to go over and over that after meeting with her. I've called agents and even had one working with me during the summer, and even until this day I still get a little nervous when calling them. I still haven't found my perfect agent but I know I'm in control now when speaking with them. Sometimes things happen when you least expect it, two weeks ago I saw a REO open house in my neighborhood, I walked in and looked around. It looked like a great deal. I put all my nervousness away and went right up to the agent and told him I was an investor and started up a small conversation then left. On Monday I called the agent and put in an offer. The offer didn't get accepted but the point I am trying to make is to keep going at it, you never know what will happen. If you aren't putting in offers you have NO chance of making money.


Getting an agent to work WITH you

I see so many people having trouble getting an agent to work WITH them. I think we all need to remember that agents work for a living! They don't make money doing things for free. They will only do so for a short time. Can we blame them? They are not here to serve us "big time investors" Unless of course you ACTUALLY are one.

I like to look at things from the agents perspective. How will my relationship benefit the agent. Oh, you can say "I will do 1000s of deals and you will make all that commission" but those are only words.

Why would an agent want to work with a brand new investor that is asking for a list of "cash solds" and is only making requests of their time and efforts with nothing but a blue sky promise of how many deals they will do in the future?

There are plenty of agents that will help a new investor. They just have to be approached the right way. Whats really in it for them. How can you help the agent?

Working with Agents

Everyday I get calls from students that are having a problem finding an agent. The students tell me that after talking to the agent they feel that the agent does not want to work with them.

I will then ask the student what they said to the agent. Basically the students are telling the agents about EVERY aspect of what we do. As we do this we are creating a real problem for ourselves.

The agent becomes so overwhelmed that they give excuses as to why what we do does not work. The agent pushes us away before we have them find us one property.

what should we tell an agent? Let them know you are an investor. Tell an agent that you and your partners look for certain types of property. Tell them your deals close with cash. Let the agent know how many properties you would like them to find for you. Remind them again of the types of properties you want.

This is not an exact science. It is a work of human relationships. You may talk to several agents before finding a good one. That is OK. Work hard and you WILL find the right one.
