Look, I simply followed the instructions in the 30 Days to Real Estate Cash, and I wholesaled a commercial property today!! I'm placing offers, hanging bandit signs, doing market research in my city, and GETTING RESULTS!!!
I'm just doing it, that's all!
So...onto the next deal!!!

Hey JR, Good to hear! was that your first wholesale deal or your first commercial wholesale deal? Either way good to hear you're stoked and having success. I've read a few books but I ordered "30 Days" yesterday so I'm excited to read it and jump into action. Hope things continue to go well for you.
Great job JR. Stories like yours keep us motivated. Curious as to how much you made on the deal? And what exit strategy did you use? Inquiring minds want to know. Keep up the good work.
Just reading your post has given me some extra determination and motivation... I'm currently reading 30 days to Real Estate cash now... I'm in the first week and now working on the first homework assignment.... Could you give me any advice on how you do market Research, any websites you may have used, ect...

What a great story. You tweeked the things you were taught and made them work in your city. The deal came about because you were willing to put forth the effort. You did work. That is a fact. I was a little vague on this deal, so here's a few more details.
Through a bandit sign, I was able to locate a motivated seller. I found the property was a great piece of commercially zoned property within the city limits, perfect for a developer!
Then, because I took Dean's advice on attending a real estate investment club, I was able to network and locate a buyer!
Since this was my first deal, and interestingly enough,I haven't even bought a house before... I negotiated a bird dog fee with the buyer using the bird dog fee from this site, and simply introduced the two. Sound simple? Well, its because it is!! THAT.SIMPLE. Not always going to be easy, but that simple indeed!
I negotiated a 1% finders fee for the total sale of the property.
Dean has given us the proper tools indeed, but for anybody starting out like me, let me tell you the MOST important chapter for me when reading 30 Days To Real Estate Cash.

I started reading 30 Days to Real Estate Cash a little over a month ago and made it to the 73rd page, which begins days 11-15. Regretfully though, I ended up falling away from it. Blended right back into my average, everyday life. Wasn't until last night that I chose to pick it back up and start over, from the very beginning. I have zero intentions of slipping back into my "rut" again this time, and will absolutely complete this book, no matter what it may take. So thank you very much for reassuring me that my decision wasn't a bad one. Best of luck to you, and keep it up!

This is how it is done.
As a coach I am always asked how long it will be to get the first deal done. I generally say about 60-90 days but it can be faster if you work hard at it. Your performance is proof of that. You got the strategy and put it to work.
There are two lessons we can all learn from your success. First, WORK HARD. If you weren’t out there putting up signs, attending meetings, etc. this would not have happened.
Second, FOLLOW THE PROGRAM. Why reinvent the wheel. If you follow the instructions to the letter you WILL have success. Again, your success if proof of that.
