hello, I just had a quick question about web sites such as Zillow & trulia...
Are these types of web sites good sources for researching comps in the area of particular properties??
If not,.. does anyone know a good site to get comps from??

The best and most accurate way to get comps would be from a realtor, but I do to use Zillow to check for comps and to see if what I find would match what the realtor found me. I found Zillow to be close to the comps my realtor gets me. I never tried looking for comps on Trulia.

Realtors and realtor.com, Trulia, Findcompsrightnow.com, Redfin, are pretty good accurate sites...You aren't going to find all addresses on those sites, so you may have to check more than one or click on the closest address, click on that and view comps within 2 mile radius to give you a pretty good idea...

I always start with Dg's Real Estate Analysis tool (under student resources on left bottom of this site); but if I will seriously consider buying a property, I will get comps from my real estate agent. Also, if you're actively buying and selling within a certain area, after a while you know what the values are...

Hello Everyone, and thank you very much for all of the input... Femailceo is right.... You DO learn something new on here ALL of the time!! This place is completely awesome for encouragement and excellent resources for information!!
After researching all of these different sights found all of them to average about the same for a couple of houses I ran comps on.. However, I found a NEW sight called: Eppraisal.com.. This was a pretty good sight too, that I think I will use from now on... Well this sight And of course, Dean's Total View website ( I had forgotten about this.... Thanks, Valerie..)
Now, I know the BEST resource for running comps is in fact through an agent... However, I am having a VERY hard time in finding one to work with.. This is why I am having to run comps on my own...
So, I figure I will just get by with what I could, until I can take the test and become my OWN agent... (well either me OR my wife)...

Your not being smart in finding an agent. Pm me your email and ill (wont be till either this afternoon or tomorrow pending on when i get the pm) shoot you a copy of the letter Matt Larson uses to find agents... and what to modify for you.

If the letter you are talking about, is the one that Matt Larson talks about in Dean's "30 Days" Book... I already have a copy and have tried sending it to a few different agencies here in town.
Unfortunately, NONE have responded back... I don't know, but it seems that ALL of the agents I have either worked or even talked with here, are not too motivated to get sales...

I'd like to know which Dean's video teachs how to run comps. I have called different agents and tried to find a bargin property, but none of them willing to do the assignment. or double closing. I am remote investor, Bandit sign not applicable to me. I tried craiglist, I am thinking even I found a property in craiglist, I still need an agent to do the paper work and make sure the property is there since I am remote investor, am I right? So finding a right agent is a challenge

You will run into TONS of RE agents who WILL NOT work with wholesalers.. (doing double closings/contract assignments), however; Even being a remote investor... An agent is not completely needed..
Don't get me wrong, an agent is a "top player" to have on your team.. Although, I have completed my first deal without one (take a look at my blog sometime as I explain how I was able to do it without an agent).... I am and will continue to look for one until I can find one OR until I or my wife can get our own license....

You dont need to send it to A COUPLE agents.... You need to send it to EVERY agent in your area... <- I know its time consuming and can burn ya out but thats what i need to do and have done to great success in finding one...

I like Zillow for certain things, but using it to find the value of a home isn't completely accurate. Best thing to do is get your comps from either Title Report or a Realtor as their information is always up to date. Zillow will have comps on there from 2 years ago and that can mess up your numbers. I do find good deals on Zillow though.

After reading everyone's comments AND personally researching a little more into my question have come to the conclusion.. That sites such as these are a VERY GOOD tool to use in RE investing... But, not such a dependable tool to find comps...
