You can use a title company

I have always used my title company but it varies from state to state.

This is an area where you would not want to cut corners. The most important part in a transaction, and what you are in fact purchasing is the title/deed. I would find out from a title company or an attorney if they would consider giving you a break on the fees that they charge because of repeat business. Many companines and business professionals put a high value on repeat business and will give you a break if you let them know you are unhappy with the current situation. Be diplomatic, let them know that you appreciate their time and was wondering if they would be able to help you if you helped them. Promise to take each and every deal to them for a break in fees that are charged. If they refuse - shop around with this offer!

'Cheaper' is not the word to use when buying

'Price efficiency' is a better term. But that normally happens when you're a repeat customer. Asking someone to take less for their services the first time may come off as tacky and you looking like someone they want to deal with after all.

Either a title company or attorney can do the job in searching out liens or violations on property to better serve you

Play it safe when it comes to something like this. And I think it depends on the state if title company can do closing.
