I am having a hard time trying to find a website or any listing that would produce Pre Nods that people are 60 to 90 days behind? All list I get they are going to Sherriff sale like next week or 2. I am looking for a list that I can pull out some L/O out of and help these people before things get out of hand. Anybody that knows of were i can aquire a list, or who to contact would be much appreciated.

You could try Foreclosure Alert if you click on any you will find a lot of pre-foreclosures. I subscribe to The Daily Record as soon as a notice of intent of foreclosure is sent out it gets posted there.

I have it but it is not to handy in this area I'm in either. I recently looked in other parts of the country and it does have some good stuff. And there are several people here that are elated with it,now. They made some changes to the system in December. Give it a shot again through the free trial period. I have found some on Trulia and similar systems that are free but you have to dig. HUD Foreclosure.com . You might find some there but that's not free after the 7 day trial.

Go to the county website or the courthouse itself in the county(s) you are working and find the notices of default. This is the first legal notice the homeowner gets that states the foreclosure process is legally starting. In Colorado they are called The Notice of Election And Demand. Don't know what they are called in your state. We get 500 to 700 per week in the 6 counties that make up Denver. Some get cured, most are short sale leads and about 8%
have 30% or better equity.

Any one from Pa Having any luck with this Let us Know. Mike are these lead a payed site that your getting these leads from?I am Willing to Pay but just can't find a site I am Willing to Trust for Good Leads. And that are current. All sites I try, Promise that these Leads are Current But They are Ready to go to Sale withen 2 weeks.

Michael is correct, if your county clerk doesn't have a website go to the courthouse. The notice that the bank has started foreclosure proceedings here
is called "lis pendens" ... it was also called this in NJ.
Gary or Jill are these list current like withen 60 to 90 days?

YES !!! These are law suits filed by the bank against the homeowner & recorded with the county they & the property are in ... as Mike said some of these people can stall the bank by making some back payments & sometimes the bank will have to re-file again.
Usually in the public records there is no record until the notice of default is issued. To get 30,60, and 90 day lates, which are prior to the NOD, I would recommend going to a title company and see if they can get that type of information for you. They may charge you for it, but asking a title company for 30,60,90 lates they should know what you are looking for. That is going to be the best way to get this type of information.
