Okay here is what I am trying to find out.
How would I find all the apartment complexes in a city and contact the owner directly, by phone or mail?
I have contacted the tax assessors office in my target city and asked them to find me the names of the owners and addresses of all apartment complexes in the parish. I can't even get past the first phone call, they give me another number or say they don't handle it, call this office. One person even said, "We don't keep info like that on record". Well how do you know where to send the tax bill then? These complexes must be getting by without paying taxes! I have called five times, maybe I am just not explaining to these people correctly what I need. What would be the best way to explain what I want to these people in the assessor's office?
Is there a service that can get this information? I am not looking just for apartments that are FOR SALE, but EVERY apartment complex in the city, whether they are for sale or not.
Now I have looked up addresses online(records are online), but then the file says 'name unavailable' and sometimes the address for the apartment complex isn't available(which I need, so when I talk to the owner I can reference the right apartment complex that I want to buy).
Would contacting the property management company to get the owner's name and phone or email be a good idea? From what I understand, most property management companies are taught to not give out the owner's name. What about asking the company to forward a message to the owner? Explain that "I am interested in purchasing your property please call or email to see if we can work something out if you are interested"?
Any other ideas DGers? Please share some ideas that have worked for you.
Right now, I am using a site called apartmentfinder.com, which is a site for tenants to find a new place to rent; its not for investors. I can get just the address that way and get to the manager if thats a good idea. I know that all the complexes in the city are not on there though.

Hello! I didn't know how to do this, so searched the internet (using Ask.com), by entering the wording: "Apartments in Hickory, NC". The search turned up several items that weren't very helpful, but one that was great!! An Excel spreadsheet with 530 apartment addresses, not just in Hickory, but all over our county, plus the owner's name and address. (These are apparently contained on our county website, I just couldn't find how to access the list, except by searching the internet).
I hope you can use this system to find the apartment list in your area! Here is the website/list of apartments I found.

Start with the phone book. In the yellow pages under apartments, write down the addresses and names. You could call the apartment directly and tell them that you are an investor interested in their property. Sometimes the owner is the manager and you will talk to them directly. Search the newspaper "for rent" ads and call them. Go to the county clerks office with the address you got from the phone book. The can tell you where the tax bill is mailed to, this is your owner. Reverse search the address for a phone number or send a letter in the mail. Search apartment listings online, read reviews about the ownership and the call the numbers.
Our method was to go to the local landlord association website. We looked up the addresses and did a tax search on the county clerks website. Now we had their name, we went to the phone book and called them. If we couldn't find a phone number there we called the for rent ads and eventually got in contact with the owners. If the owner is also the manager and they are getting burnt out, you may find a very motivated seller!

Well I asked my dad how I would get a yellow pages from Baton Rouge he said, go online.
I googled it, an sure'nuf yellow pages is online for every city that has yellow pages!
SWEET! . Makes life a lot easier, I don't even have to flip through a book .
By the way Sheila, I turned up 38 results for apartment complexes in Houma and 264 results for Baton Rouge.

Are you talking about sites, like craiglist, that are devoted to buying and selling real estate?

We have a couple of houses that we rent out (or at least are trying to). We are supposed to have the property listed with the city as a rental (This is so the city can come out and do inspections to make sure the tenants are safe). Perhaps something along the lines of looking for records for rental licenses could help? I haven't tried this in my area so I'm not sure if they'd give out this info...

He is selling but he knocked most of it down but one building..Its a Long story..So he really only has the land it sits on and I do think he was asking $1 million or so for the Land

I just got off the Phone with him..He was Telling me that when he Looks for something he goes thru his Broker..But he did tell me that I can Sell his Property for him and he would give me a 3% Fee of the sell..Like I was Saying it was a Hotal but it only has 1 buliding Left and it needs to be knock down, so really its just Land..It has 5.5 acres and Zone for a Shopping Center..He was asking $2m then Dropped it down to $1.7 but he told me that he would take $1.3 cash..So I guess I couldnt give you any news You Didnt Know Sorry
