I am glad you didn't give up: Thanks for the inspiration. I am having a down day, but I just keep thinking I have to do something different than what I am doing. For instance, maybe I need to find OPM instead of looking for a line of credit as Michael advise me. I also have to make more offers. I may even get instead of an actual partner; an intern. I think I need one to do some of the things that need to be done on a regular basis, and in return I can guide them. Just seems like that is a little early, but I am considering all options. I spend a lot of time on here looking at people's stories. my husband thinks it is nonsense but i like to read what worked for others and what didn't. who knows? maybe i will come across a similar situation and will have deja vu from my reading and will know what to do!

My prob is i was relying mostly on my realtor to bring me listings. I wasnt getting anywhere fast using realtors in my state. I soon went to working on sale by owners,and unlisted RE......... And direct mail to expired listings,and CL. This deal came from a CL ad i posted, saying Louie Buys houses Cash,and i posted it everyday in Real-estate for sale. I have another lined up already. i got a call today from a man said his aunt is going in a nursing home. The house is valued at $195,000. He said shes willing to let it go for 100,000. House was built in 78 with a 2 car garage,and 2 acres of land. House needs updating inside. She owes $70,000. I am in negotiations as we speak. Trying to get her to take 80,000. I will keep you all posted on my next endeavor. It will work. Just dont ever give up. Quitters are not those who fail trying. Quitters are those who give up entirely. I almost was at that point, but i said no way, if everyone else can do it, so can i. I never gave up. I'm glad i hung in there.
