greetings everyone:

I have been on this site almost since it was opened and all I can say is that I have encounters success beyond imagination.

Not only have I acquired massive real estate investment knowledge, skills and education but I have found a second family - my DG.com family and fellow Graziosians. I have also increased my net worth by hundreds of thousands fold, and you can do it too.

I have done multiple deals in everything from assignments, lease options, notes, owner finance and even some using PML and HML monies.

I am going to keep this short but I want everyone who reads this to know that I would never have achieved all that I have without Dean's books. BE A REAL ESTATE MILLIONAIRE is like my second bible. It goes everywhaere with me and even as successful as I have been in REI, I still use it to refer to and still learn something new everytime I open it.

Hi my name is Don and I'm unsure if I need to put it under contract by using the real estate purchase contract or investor disclosure Statement and Seller's Acknowledgement for cash buyers. I know i need IEE for those who need banks. I have deals already set up and also cash/qualified buyers, so just knowing which forms I need can really help me sign, seal, and deliver within 2 weeks or so. I'm confident I can accomplish my goals. Thanks to guidance from Dean G. and others like you. As a matterfact of fact I think you mention somewhere that you've done deals in Alabama. I reside in Alabama and it would be very helpful to know exactly which forms I may need to lock, assignment etc... Thanks and hope to hear from you soon

You're quite also an inspiration & I'm right now where you used to be. I'm a poor Asian-American divorced & still fighting for my son in court (without a lawyer) against a very vindictive white ex-husband with a lawyer. A classic case of a poor immigrant being railroaded bigtime in court. But I haven't lost hope & I'm hoping that DG R E investing will really help me out of this mess right now.

Today was my 1st time showing houses (2) to my 1st clients who have bad credit & no money for down payment. Thus, I have to use Lease To Own option. But I don't know how I can make my profit, since my buyer has no money for down payment & it's supposed to be no cost to the owner. The 1st house was newly renovated & asking price was $ 185,000 but Zillow estimate FMV is only $ 168,000. The 2nd house was about to be condemned by the city, it's really a big mess, vandalized. Asking price is $ 140,000 but Zillow estimate FMV is $ 210,000.00. My clients can afford a monthly $ 1,100.00 mortgage & they're willing to buy the house at Lease To Own, without down payment if discounted to $ 100,000.00. And because it's really a distressed property (but neighborhood is ok that's why its Zestimate FMV is
$ 210,000.00) -- I'm thinking of asking owner's realtor to discount it to $ 70,000.00, down from his original asking price of $ 140,000.00, or even $ 80,000.00. But I'm not even sure how to do it, so I can really get my profit. Perhaps you or anyone you know may be interested to come in & share profit with me? Please advise. Realtor said by next weekend, if no one buys it, they will start rehabbing & their price will go up. I told him that my clients will make up their minds before then. My clients aware that no bank will give them loan & the distressed house they have great chance of getting at L T O option. I have better houses I'm still waiting on till next week for them. If my clients don't get the better houses then they will settle for the promising distressed house. PLEASE ADVISE! Thanks much for helping a poor immigrant!

debt to income ratio

How do you purchase multply homes? Doesn't all lenders go off of a debt to income ratio? I only own one home and thats pretty much all the debt I have except one average balance on one credit card. And I still didn't qualify for another loan for an investment property. My only issue is debt to income. How do I get around that? I know theres away because investers have to start from somewhere.

I could really use your help :)

Hi, Mrs. Wilson, today i came across a company that buys homes in any condition while driving down the street.

I would really like to make money with this company on a long term deal, so i came across the Bird Dogg technic, but i'm unable to find any forms that are printable to use with this company.

So, do you think it's a good idea to do it this way?
Bird Dogging to generate some cash real quick because i have a very long list of seller's,

Hi Anita,
I have been a member for awhile but at the time I joined I was caring for a dying father from Parkinson's.He passed finally on 10-20-10. I sacrificed a 800 credit score for caring for him 24/7 after moving in. Now I need to start making capital. Where is the best place for me to start to rebuild what I lost in the past two years. I have rehabbed three homes and flipped my own in FL. Now I live in NJ.

How to get Started?

Hi Anita,my name is Sanya,I reside in California as well and I have been watching Dean's informercial for the past two weeks.I am a stay at home mom with no experience with real estate but I would love to be able to spend time with my husband without it being two days a week, because he's working all the time.I would like to purchase rental property. Lease option question?

Hi Anita,
I am brand new here, but my situation is my wife and I have a duplex that we can get the owner to sign a "lease Option to buy" contract. He is facing foreclosure and their is equity for us if we can get a low enough price.

have checked local comparables.

I met with owner, he thinks he can get help from bank to modify or get arrears taken care of.

If he can't he will be very motivated; I have found $ to take care of that....if i need to.

Is it true:
1. at anytime during the length of it; we can walk away?
2. can I have a title put in the person's name who provided the money?

"due on sale" clause is that a problem; what has been your experience?

Where do I start

Hi I am very nervous about this and not really sure where to start. I never had to do anything for myself before; I always had other people do everything for me and now it's my turn to. I bought Deans program because I thought I could help everyone and now where do I start. I know deep inside me I can do this but my family's like why are you doing this, people should just go to a real estate agent. Very disheartening. I think I just need a push in the right direction. Do you have any words of encouragement?

I am a newbie. In one of your blogs,("How To Be A Birdogger")you mention that the documents needed when bird dogging is a Non-Circuvent Agreement/or Non-Disclosure Agreement and a Promissory Note. Hey Anita my name is Huw and I'm currently doing the insider's edge investmenst course, I have just put in about 20 offers yesterday for 20 reo's in the state of Rhode Island. I read on one your post recently that you always sign your contracts with and or assign, you did say that they sometimes come back with just your name and you point out that its and or assign is that correct.
I'm just getting started and the offers that I put in were 40% below the asking price of the banks, alll have been on for more than 90 days, all have price changes. Anyway thsi is first deal, my realtor said that they will all probably be refused, hence I put a clause with written refusal from the banks so that i know that they are getting submitted.

Anyway I enjoy reading your comments and i was wondering if you could give me some advice.

Hello! I've watched Dean on TV numerous times talking about his books and how to make money in real estate. I have been tempted for several years to try this but to date, I still have not taken the leap. I'm newly unemployed, my credit score is in the low 500's and my money is definitely "funny". I'm really tired of wanting better but unsure of trusting someone on how to get there. Can Dean's books really help me obtain the financial freedom I want? I have no experience and not a lot of money - but I am really ready to go for it! Any words of wisdom and encouragement?

HI Anita Need advice

I made an offer on a REO/Forclosure property. It's a 1 bdrm 1 bath town house fairly new, and no repairs needed. Ready to move in. The original price is $120,000. It was listed for $105,000. I offered $65,000. The realtor drew up a purchase contract, and a addendum earnest money of $5000. Tried looking for investors. Looking at hard/private money. what can I do next. Need advice.
