greetings everyone:

I have been on this site almost since it was opened and all I can say is that I have encounters success beyond imagination.

Not only have I acquired massive real estate investment knowledge, skills and education but I have found a second family - my DG.com family and fellow Graziosians. I have also increased my net worth by hundreds of thousands fold, and you can do it too.

I have done multiple deals in everything from assignments, lease options, notes, owner finance and even some using PML and HML monies.

I am going to keep this short but I want everyone who reads this to know that I would never have achieved all that I have without Dean's books. BE A REAL ESTATE MILLIONAIRE is like my second bible. It goes everywhaere with me and even as successful as I have been in REI, I still use it to refer to and still learn something new everytime I open it.

Getting Started in Real Estate Investments

Hi Annita, I justed started in real estate investments by attending D.G. workshop in Seattle on Nov.4-6, 2011. I am looking for my first deal. Hi Anitarny, I haven't been on the DG site for to long. I need to no how to structure a contract using a lease option? The house is selling for 145000, there is a morgage on the place. The property is renting for 1200
The buyer wants to sell, but I think I should do a lease option because there is no room for my profit. Where do I make my money on this strategy? Please help me. I just need help helping this home owner and making it a win-win.

Finding a Willing Real Estate Agent

Hello Anita,
I have been reading Dean's books; on the subject of “finding a good Real Estate Agent” to assist me with the Wholeselling, Assignment, Bird-Dogging Process. I have been using the approach given in Dean's new book - "30 Days....", and what Matt Larson has used. The Keller Williams and Re/max Agents in Sacramento County, CA are very hesitant to work with the requests I given (as outlined) in the book. I do not state that I'm Wholeselling or Bird-Dogging (as Dean suggested); I only state that I will buy & flip or hold for rental (depending on the deal). I also request a list of cash buyers (past 90 days) with the response that "it is not something readily available. They would have to search out each property that was sold (cash, Conv. etc.) and then pull each property tax profile and find out the buyer name etc.”. He then wrote that "quite frankly, he or his sales team didn't have the time. I am receiving many responses in this manner. I want to respond with a message back stating that I know that MLS will give that info without "that" effort; but refrain because my frustration might show. Please help me with your suggestions. Thank you.

Hello there, i would love your opinion from a California point of view. So this week i have had multiple RE Agents & others contact me. From me being interested in FSBO listings, REO's & also wanting to meet & represent me. I been kinda busy, i have to be because im broke wit no job...lol...
But this is where my thoughts stop me, My first strategy is wholesaling (REO) Bank owned property's in Sacramento California. Quick up sell as an 1-3 day double closing. I have Transitional funding from Insiders Cash. But i wonder will i need an Cooperation in order to close a deal. Like an LLC???

Is it possible to just put the property in my name for the A-B, until the end buyer closes there part(B-C). An LLC will cost me cash that i don’t really have.
I need to know the small details before i choose an Agent and tell them my RE investing plans. I would really hate to embarrass myself at closing...

Hello Anita,

I have a quick question. When I have a property locked-up on contract, how would I do my new contract with the buyer I line up? Meaning if my contract with the seller is $85,000 and I want to unload it for $95,000, what would the new assignment look like?

I need advice

Two years ago I sold my home in Missouri and moved to Arizona. I have one single family rental in Missouri that I need to sell. My renters are not paying and I cannot manage the property long distance. I am not interested in selling to an investor at a rock bottom price. I need to get FMV, pay off the mortgage, and get out from under that property. (Of course, the IDEAL course of action would be to rent to good paying tenants.)

1. I need advice about selecting an real estate agent in Missouri.

2. I need advice about selecting an attorney in Missouri to evict my tenants.

Slum Lording

Hi Anita,
I live in a small town (Huntsville, Al.) where all the really cheap properties are in the predominantly Black community. As a black man, I am from a relatively humble background too, and I also understand the mindset of folks living in these communities. Very few of the investors in my area venture into these areas, and I have tried to avoid them too. I was reading your post about buying the 6 Unit for $200K where you said you were now a slum lord. And it made me think, "What am I afraid of?" Aside from the obvious things that could go wrong with investing in these areas (tenant mentality), why would you recommend "not" investing in these areas? Or, do you have a different view? approval letter

Hello... I purchase the Edge from 2011 seminar about a month ago and it confirmed everything I've learned over the years. My question to you is I have gotten my list of buyers and I have found a agent. But my agent will not accept the approval letter without it having a fresh signature. And she wants me to come in and sign multiple copies of the offer's, which is not a problem. How can I get pass the coastal funding pre- approval hard signature when we are told to just print it out?

Hello I recently attended a seminar in Maryland. I did make and investment in to the program teaching about "notes". Honestly I have been disappointed that I was unable financially invest in the tax lien program. I understand how a return can be made on a tax lien. Have my first contract on home, but not sure it is a good deal

I have been following you for awhile and see how successful you have become in doing wholesales. I just started and have gotten a contract on a first deal from another wholesaler. I paid him $3000 cash to transfer the contract to me (which I realize now how dumb it was) The property is in a smaller town near the city and has an ARV of $83K (conservative) at most. I got it now for $55,000. Will be using transactional funding at a cost of $2950. plus the house needs about $4K in repairs. I have priced it on Craigslist and to my small list of buyers for $65,000- still I have no one interested in purchase. What would you suggest? I would really appreciate your help or recommendation to someone who can.

I have an elderly lady that has a home that has been sitting for 2 years. I have bought a house in the past from her and flipped making good money. She has asked me if I would like to purchase her other home. I was going to offer $60,000, ARV is worth $120,000. I have never done a owner financing and was wondering of you had any advice. I looked in the forms area and did not see a form for owner financing. I was going to see if she would carry the house for 6 months and then I would get permanent financing or resell the home. Basically, she would still own the home but I would pay her 5% a month and when I get done fixing it up, I would get financing or sell it. What do you think?

Bank dropping the ball

Anita:

Congratulations on all of your many successes. It is an inspiration and makes me so proud.

I've had my eye on a vacant/boarded up house for two years now to move into as my primary residence and do improvements with grant funding.

Foreclosure action was brought by the bank in 2009. It appears that the judge has dismissed the proceeding three months ago because the attorneys for the bank didn't adhere to a certain timeline for filing all the papers and doing all they had to do to wrap up the procedure.

The property is owned by a Trust, but the trustee who also happens to be a lawyer is nowhere to be found.

So the question is who owns the property? And is it possible to do a deal with the bank? They are an out-of-state institution and I think they'd be glad to get this parcel off of their books right away?

Tactics? Strategies? Suggestions?
