greetings everyone:

I have been on this site almost since it was opened and all I can say is that I have encounters success beyond imagination.

Not only have I acquired massive real estate investment knowledge, skills and education but I have found a second family - my DG.com family and fellow Graziosians. I have also increased my net worth by hundreds of thousands fold, and you can do it too.

I have done multiple deals in everything from assignments, lease options, notes, owner finance and even some using PML and HML monies.

I am going to keep this short but I want everyone who reads this to know that I would never have achieved all that I have without Dean's books. BE A REAL ESTATE MILLIONAIRE is like my second bible. It goes everywhaere with me and even as successful as I have been in REI, I still use it to refer to and still learn something new everytime I open it.

HI Anita,

I just read on Dean's Blog that you started the So Cal REI club. We are just starting up an REI in Northern CA - Sacramento area and would love any ideas you might be willing to share. Our first meeting is next Tuesday night. I probably have a lot of nerve starting up an REI group when I know nothing other than the fact the I want to suceed and help others to do the same. Only thing is I’m a little confused and was hoping that maybe you could help me out? I saw your posts on dean’s website and noticed that you looked very knowledgeable, and successful with Real Estate. I don’t just want to go to anybody, I would prefer if you could help me out if possible. If you can I would greatly appreciate it. Here’s where I don’t know what to do.

I have a buddy that owns a home in Miami, Florida and has been trying to get rid of his home for some weeks now. He said the home is paid off but the people living in it renting it out also said it’s in foreclosure. Ok here’s the deal he gave me. When the house was bought it went for 612,000. He said right now the surrounding houses in that area are going from 415,000 to 562,000 . Now he has the home posted on MLS for 550,000 but told me because I am family he would sell it to me for 450,000 even if I found another buyer. The home is in excellent condition and is move in ready.

Now I have two individuals who are investors and are waiting on me to give them my leads. One even said that he buys houses cash no matter how big the amount.

What should I do now? I suggested reassigning to the owner of the home but he said that we didn’t need to do that. That he would just give it to me for 450,000 and to try to get a bigger offering. I don’t know what to do can you help me please?

What are the Instant Equity Exchange contracts needed for the seller and for the buyer? Also how do you back out and assign it to the buyer? What do you bring to the title company and when? Thank you if you can help me.

I am now joining the chat group where i guess we can network with one another. First and formost i wanted to thank you for the listing that you have provided on the hard money lender i am quite sure it will be very useful to alot of people and myself of course. I am emailing you tonight becuase dean mentioned your name and if he mentioned your name you have some credibilty with him meaning you know what you are doing lol.Just one question how did you find your deals? or did you just bird dog for a while until you got your own money up to invest?I am located in new york city and i know dean techniques can work almost everywhere its just a matter of how you apply his materials to fit your needs but it is somewhat difficult still.I think i am missing a step...I am a realtor but i still dont know where to look or to go to look for deals such as reo's short sale, pre-forclosure, forclosures, etc... I have tried calling the banks in re: to their default or delinquent loans they of course give me the run around and they shy me off by giving me a public website to which i can retrieve a list of reo' that's it nothing else, i will continue to call the banks but i am not getting any results from that at all, do you have any suggestions? i also have 2-3 cash buyers that needs property and they will buy in bulk if it makes sense to them but i have no product to provide to them because i do not know how to locate these deals that have equity in them or is going into pre-forclosure etc.... Please can you help me and let me know if i am doing something wrong or what should i do to get better results, i am sure you can relate because the cost of living in cali is similar to ny so i am sure you can relate to when i say its kind of costly out here on property but its just a matter of finding th right deal for the case. I highly appreciate you and all the knowledge you have gain i must salute you! Assistance with LLC Please

How can I check my LLC's credit rating at Dun & Bradstreet? I started one about two years ago but I haven't done any business in it yet. This is the first LLC I have ever started and it was created for investing. The coach that helped me set it up is now in Louisiana doing rehabs on Katrina homes. The business I previously owned was a sole proprietor business. I want to minimize exposure by using my LLC. Any suggestions or hand holding you are willing to do would be greatly appreciated.

Short sale opportunity

Hi, I am a condo owner in Stamford, CT facing foreclosure. I have attempted short sale and have had two offers that were fairly reasonable given the falling values in this market. I had some problems with our bank but I believe these are now straightened out, but not before both offerors walked. The bank has now committed to turn around a well-supported offer with a decision within 10 days! Now I am served with foreclosure papers and wonder if a motivated DG person will be able to put together a deal that helps them and me. How would you recommend I proceed? Hey Anita, I'm just getting started and really need some help or insight on what to do...I see you give great info and don't mind helping others and you've been quite successful yourself...I really need a mentor because I don't have the money to get into Deans Success Academy...I would like to start off with assigning property because it seems the easiest way to start and get my feet wet...See I have a motivated buyer who knows what they want,where they want to live, and already has financing. If I want to find an real estate agent to help me find a home, how would I use them, what should I say to them,and how are they supposed to get paid? Hello, My name is Michael Sausen and i am 21 years old and i LOVE real estate, i have always been very interested in it. I know that i am young, but I look at the current state of the market and i know that NOW is the time to start, only one problem... no money... no credit... no experiance... I know that i can do this. There is no doubt in my mind that i can make this thing happen but i just don't have the funds or the relationship with any investores that would trust me with their money. I am a hard worker and i will do whatever i have to do to get the job done. I have read Dean's first book and loved it. I don't have his second book yet. But i am very interested in Foreclosures before they actually become "foreclosures." and i also am interested in bying a duplex and living in one side while renting out the other. I just want a way to get started. Any help of suggestions that you have would be greatly appreciated. I live in Columbia, South Carolina, and i am planning on moving to Dallas, Texas in August to go to school. Thanks again!

Hi Anita-

I was wondering if I could bother you for some information? I am fairly new to DG. I've previously done a few flips, and I am now looking to get into re-assignments.I see that you have alot of experoence in this field so I wanted to contact you directly. I am having an extreme difficult time finding buyers. I've found quite a few deals, but cant seem to find anyone to buy. I have also ran into the issue locating REO's that I wanted to lock up, but after speaking to the listing agent-they tell me that banks do not allow investors to lock up bank-owned property. I've heard from others that this is possible, have you tried this before and what would you recommend?

I am currently doing well bought and rehabbed a home in NY it is currently for sale
Bought and rehabbed 4 mobile homes 2 are rented and still working on the other 2
Trying to find some cash flow to keep going while I wait to sell the single family. Any suggestions?

Congratulations on all your SUCCESS!! My name is Anthony Hall, I'm originally from L.A. I now live in Durham, NC. I've been an Entrepreneur F/T since 03' I am new to RE and just finished the book. Would you please be willing to share with me a good daily regiment so that I know I'm doing the right activity to generate the results that I want. I'm looking to locate & assign at least 4 deals a month!! Because I'm full time I don't have limitations on my time, but because I don't have a local model to follow I often find myself becoming distracted and focused on the wrong activities.

Question about lead hazard

When assigning a property to an investor, do I have to fork up the money for the test or does the investor once they sign the discharge of agreement to purchase, how does that work?
