Real Estate Deals

Hi Elena...

Thank you for the response to my response. That was not the only experience I had. I tried to get the guy next door to the duplex to work with me so that we could fix up both of our duplexes together to save each of us some money. He had the identical duplex as mine...but only had one renter and she was always high on some kind of drug and never would give the owner by business card. After a while I saw the duplex for sale by the bank...they had foreclosed. I got my agent to make them an offer and suddenly found someone else was interested and matching my bid to the bank. I wound up buying it for $15K under what I had paid for mine next door. I got an FHA loan and only had to put down 3%...I think my closing costs were more than the down payment. I now had two duplexes side by side. Remember the broker...he got ahold of me and wanted to know if I wanted to buy his duplex...which was ironically on the other side of the first duplex...but I passed because the area was not the best neighborhood and I thought two was enough for the area. Market Rent

I posted last night for the first time and never saw the information hit the site. There is a web site for those that are not sure what market rent is in their area. It asks you for the address, city, state, zip code and the size of the rental. After that you put in the rent and it shows on a meter whether you are HIGH or LOW! Check the site out at: www.rentometer.com.
