Now that I left a message for a single family home FSBO. He called me back and will get back to me later.. I was so nervous on the phone with him. I did all the research on the house already. I have the FMV and comparables and now I am a little unsure what price I should offer?

Yeh! You broke the ice! Congratulation's. It takes alot of nerves to get over the first time. I have been in the real estate business for years. And still I couldn't believe how scared I was in the begining and still now with this new approach. I find myself second guessing all the time. I know this stuff! In my opinion you should wait on the offer price until you see what other expenses are needed if you haven't seen the condition inside yet. Stay in control. Things will all come together for you! Thank you for the advice on waiting to inspect the property first, I think I held my breath the entire time I was on the phone. I know this is the first time and I want to be successful and I really appreciate your advice. I am going to do this no matter what and I guess the bottom line is anything worth having is going to take a little work (anxiety included).

I found an ad on craigs list while looking for renters. The ad is seeking motivated individuals to be mentored in real estate and he is looking to train for a Listing Brokers. I called and explained I am an investor and They are willing to work with me and I think I'm about to faint. I cant believe how easy that was.
