It is absolutely about perception: the shrink is correct I have 2 tenants who were late with their rent: I perceived they were dead beats: come to find one had been out of work and when the N4 notice was delivered to them the response was this fact and he had just started a new job... Result was Rent was brought current No eviction required and no search and expense of finding new tenants..New perception Tenants are not dead beats..
