I'm getting ready to write several offers, but there's alittle problem, and I don't remember Graziosi going over it in his book, what does a no money down offeror do about earnest money and a down payment to secure the transaction. thanks Jim

Just write in, offer subject to inspection, once completed earnst money to be provided in 14 or 21 days. Pretty standard time frame, its not cast in stone, tell them what you want and let them counter.

I'm probably only a couple months a head of you. What I would suggest is...to join local REI Clubs in your area and sign up for online clubs, news letters etc. Build a buyers list and find a R/E Agent to work with.

I've been diligently going over all of Dean's materials/blog's etc. In the process of setting up sellers/buyer's lists. And, especially wholesaler's at this time. Money is in short supply mainly due to the current down-market. In addition to my primary home I have a rental in Florida and a mobilehome leased to buyer in Chula Vista.
I'm especially looking for quick turn-arounds until I get my feet wet.

Glad to hear that your starting like me! Have you had any success yet with any of your offers? I am curious because I myself am going to put a few offers this weekend after my real agent gives me a list to work from. Anyway, it would be great to stay in touch so we can keep a strong network!

Looking For a Real Estate Agent

Hello, I have read Dean's 2 books - "Profit From Real Estate Right Now" and "Be a Real Estate Millionaire".
I do not have fear to start. However, what I do NOT HAVE is a Real Estate Agent to work with. I have sent
out the sample email letter to over 100 Local Real Estate Agents which was listed in the "Profit From Real Estate Right Now" book. I left my email address and my phone number at the bottom of the page, but I did not receive a single response by phone
or by email from any Real Estate Agents. This is very frustrating!

Maybe the Real Estate Agents do not want to work with me because they don't want to present such 'low ball' offers to owners of property. Maybe the Real Estate Agents feel that what I am attempting to do will not work. Find RE Agents

Hey Curt,

One idea that I have just started is to go to the open houses on the weekends and stand belly to belly with the agents. I give them my investor card, let them know what I am doing, and basically share a short version of Matt Larsons 25-1 process.

So far I found three in a row who started sending me opportunities. Be ready with what you will say so you show up with confidence, and be ready to help them see that we know most will not be interested, but it's worth it because you don't need them all. 25-1 may be the average as we get started.

Be real, be pleasant and professional. No one wants to waste their time with crazy investor who are calling on the phone out of the blue. They will think we are unrealistic.

When you show up face to face at the open house, much of their day can be sitting alone. I have found this to be a great way to connect quickly with an agent.

I discovered Dean’s material a few weeks ago and have started implementing his ideas. Have set up a website and phone service targeting foreclosures. I like the energy in this group and would like to partner with someone.

I’ll be attending the IRCA meeting in Los Angeles tomorrow. Information below. Let’s meet.

Bruce Norris will be the speaker at the IRCA-Los Angeles General Meeting of the new year tomorrow, January 4th.

One warning though: come early. When Bruce speaks, the room is full and once capacity is reached, no one else is admitted.

There is complimentary food & coffee, but it’ll go quickly. I’d certainly get there no later than 6:30 pm when the General Meeting starts, but I’d recommend you come for the Pro’s Corner at 5:30 pm.

The REO Mentor himself, Tony Alvarez, will be making a rare appearance in the Pro’s Corner at 5:30 pm to answer your personal questions 1-on-1 for 5 minutes each to those who sign up when they arrive.

The meeting is held at the Four Points Sheraton, 5990 Green Valley Circle (at Sepulveda and the 405 San Diego Freeway) in Culver City.

Also, there is no charge to attend this meeting. Yet.

But I"m anxious to get going. My name is David and I live in Brea, CA. I'm not quite sure if I'm doing this right but I think I just joined the REI group in Orange County. I had just got my real estate licnese in 2006 when the market started going downhill so needless to say I didn't make any money in the 6 months I tried and I had to take a full time job to make ends meet. Now I've stumbled onto DG's program and am waiting for the book to arrive. I'm learning alot by navigating on this website and I hope to meet some great people to network and help each other out.
