Funding for fix and flips in NE Florida

Hi Misty,

What kind of loan programs do you have an LLC that wants to fix and flip SFH. $100K-$200 is needed for acquisition and rehab.

We are new (09/2015) as a 2 member LLC. We have poor to fair personal credit, no capital, though I do have great income. We have little to no investment experience. However we do have rehab experience and know our markets (Jacksonville and Saint Augustine) and know all there is to know about our strategy.

We have started 2 direct mail campaigns and 1 is ready to mail out for 1,000 absentee owners in target zips. We have our system (Phone, website, email, SEO)setup and ready for the intake of contact from motivated sellers. We plan to expand as time goes on.

We hope to build up our inventory of contracted properties and select the cream of the crop to fix and flip. The rest we will assign to other investors. We will continue to look at FSBO, distressed and vacant properties as potential deals.

I have knowledge (5 years) of all types of residential and commercial investing and have built up our network with other investors and RE professionals (realtors, GCs, handymen, etc). We are focusing locally, but will market nationwide to attract buyers to our deals.
Our deals will be 65% ARV or better and hope to operate in the 50% or better range consistently.
We also have some higher end homes listed in our DM campaigns. We hope to expand to include, probate, divorce, BKs, pre/foreclosures, tired landlords, etc. We are using marketing in SEO, FB Page/Post/AD promotions, Twitter, so we our building our social media presence.
