About Me: 

I am a stay at hom Mom. Kids are all in school now, so I am looking to build a team in AZ with other investors, utilizing my husband's background and expertise in the various areas of real estate transactions. He currently works full time as an Attorney, is licensed in AZ, IA and has submitted his paper work for CA(processing) and CO(processing). He is also a Realtor and CPA in AZ, with an LLM in Taxation. I have a wonderful resource to utilize, I want to take full advantage of it.

I wanted to stop by and welcome you to the board. I see that you are triple talented in real estate, attorney and a CPA to top it all off. You are a very handy person to have around. LOL! I know you will find many people who would like to partner with you on deals. I even have a deal here in Arkansas that would be a great investment but you don't do deals in Arkansas do you? This ia a 4 plex, huge metal building/barn with concrete floor, office and all sitting on 10 acres of land.
I wish you worked in my area. It is good to have you as a part of the DG family as we all call it. Look forward to learning from you with all you legal expertise.

Legal Question

There is one legal question so many of the new people here on the board always have after talking to realtors. Realtors try so hard to convince all these new wholesalers that assigning a contract is illegal unless you are a realtor. They don't like their territory being stepped on. They call us criminals. I like to see the look on a realtors face when I explain that I am going to assign a contract I have interest in. They become so serious and tell me I an going to end up in prison. I like to terrorise realtors I guess! LOL! I assign contracts all the time.

Like my real estate attorney always tells me "Assignment of contract has been going on for hundreds of years. Sometimes you are assigning your interest in a business, a vehicle, a lottery winning etc...you just so happen to be assigning your interest in a property." She also says that unless there is specific language in a contract stating that it cannot be assigned. Other than that any contract is assignable in USA. That is what my real estate attorney says.

If you could make a post on the forum and give it a title like: Assignment of contract from an attorney.
Some kind of a title to let them know you are an attorney speaking about assigment of contract.
That would be a great topic.

I sent this to my husband. He is the Attorney. I am waiting for him to post a reply. Seems there is a big need for Attorney's that will work with members on Assignment of contracts. He is looking to break away from the everyday grind of the law firm. I would love to get him involved with the D.G. family, not only to help out, but to become part of the family himself, as my full-time partner. I am seeing that members are paying upwards of $250/hr to consult with a lawyer on contract reviewals. If I can get enough members interested, I know he will give them a very good rate, maybe work out a flat fee for his time and efforts. He is too busy to get on here full-time and answer everyone's questions, but once he sees he can start making money, he will get more involved. I know he will be a valuable resource for members in many areas other than contract reviewal. He is amazing with numbers, knows every tax loop-hole out there. Great at creating LLC's showing people how to gift and save money on their investments. So the more I can get him involved, the more he will be willing to provide "free" input and information to other members. I don't see a whole lot of active Attorney's on here. So having at least one that covers general topics and is licensed in several different states, is a huge plus for everyone! I'll get back to you as soon as I get an answer. Spread the word! Can't wait to put together my first deal. I'm reading everyone's comments and familiarizing myself with everything possible to get started. A bit overwhelming at times, but I'm one to dive in and learn from my failures and thrive on my successes!

Sound like your husband is fill of knowledge and experience that so many need in the beginning of their wholesaling or lease options or whatever route they decide to choose.
If you husbad could write a article and title it something like "Assigning Contracts From An Attorney's Point of View"...he would get a lot of interest and feedback. Once the reader sees his knowledge on this subject I believe they will call on him for his services. I have an attorney and a title company set up to handle all my closings. There is a "safe" feeling knowing you have an attorney to handle your interest in a RE deal.
