I purchased 2 condos in 2010 and I have them as rentals. Now I want to purchased another one in the same area they I purchased the two I have but want to do it without using my money or using as little as possible...need some advice on how I go about doing this. Here in Miami I have spoken with several realtors who says that the banks wont approve a loan if I don't give 25% down so need some advice of what I should do...thanks.

Assignment of Contract - Realtor says it's Fraudulent and Illegal!!!

We are dealing with a realtor that is saying it is illegal and fraudulent to assign a contract before closing.
A little history.
We put in an offer on a MLS short sale more than two months ago. The owner accepted the offer. We had used "And or Assigns" behind our LLC name on the contract. It was signed and accepted by the owner and realtor. A few weeks ago we signed an affidavit from the bank that says we cannot sell the house within 30 days and cannot sell it for more than 120% from 31 to 90 days. Right now we are short on cash and can not afford to buy the house, but didn't worry as we had "and or assigns" on the contract and it was signed by the owner and the realtor. Recently the bank sent an addendum asking to remove the "and or assigns".

It's All In Your Head

I just started reading Brian Tracy's "Maximum Achievement" and in Chapter 2 is something I would like to share with you all. This is particularly useful if like Dean says you have limiting beliefs. This really illustrates how our beliefs can help or hinder us.

My Offer Was Accepted !

My offer for a house was accepted. Now I am trying to sell a 3/2 house in the Bronx NY. It needs repairs. I am asking $335,000. I need to find a buyer. I advertised everywhere.

my first entry

I am not sure where to start. I am having a hard time getting started. I have started building my cash buyers list. I'm not sure how to get the numbers of these cash buyers.

I know little about computers. So I went out and purchased the Dragon software to make things easier. And this is more difficult than I imagined. Learning all the new commands, phrases and different ways to operate this software.

I guess I can document the time leading up to this decision.
