New York will come back

I want all my New Yorkers to be strong and hang in there and not give up. We will recover and be back stronger than ever.

Take it or leave it?

I have chosen to rehab a house from a wholesale company (A Team). They are also doing my hard money loan. The service I've received from "A Team" is great. They value my interest in profiting from deals and have actually kept me from closing on one of their houses because after double checking, the comps provided were off which resulted in a much lower ARV. Over time, I managed to put some wholesale properties of my own under contract. I recruited the help of "A Team" for an expert opinion in conducting a repair estimate and they helped in marketing those properties too. Long story short, the guys at "A Team" love what I do and how I work. They want me to come work for them. "A Team" will pay to get me licensed, giving me access to the MLS.

I was thinking about how often it comes up that a student asks me if she should ask for a concession or an opportunity in a deal. After all my years in real estate I have concluded that you should always ask for what you want. The worst that you can get is a no. Go for it.
