2 week progress

Ok, so its been two weeks since my first blog. That one was more of a purging post... this one is going to focus on what I've gotten done in the last two weeks. I think my experience in the RE field and access to the MLS is a big advantage... but I think it's also hindering my ability to take a risk with new ways of thinking. I'm working on it tho.. every day I get a little more confident and try something else. I'm kind of blending some of Deans different techniques and the brilliant advice from some of the pro's here on the site, to come up with my own system that works for me. So, here's what I've done so far:

- got a separate phone line dedicated to the investment side of my RE work
- posted an ad to Craigslist looking for investment partners in Dallas

I haven't Posted in a while

OH!, my fault, I told myself that I would post more often. My weekend went like this. Well, Friday before going to my clients homes (IN HOMECARE NURSING)Weekend Job.. I received a call from an angry buyer that I have been in contact with me from an agent that I placed an ad for. (Now going on for two months).

The buyer wants to put down $10,000 for this house that he wants really, really badly. We set up an Meet Up with my agent and Dan (Buyer). Agent never shows up, Dan calls after driving an hour. Oh, did I hear it! Dan states to me that "What Ever He Wants He Gets!"

Proper Advertising for Investors

Had a "Finding & Negotiating Deals" Class at my Investment Group here in Hawaii, during our discussion about advertising to build your sellers list. There has been a Law here passed saying that you can not advertised saying that you can "Help Prevent Foreclosure", the safest way to advertise is to stick to saying that "We want to by your House!"
Has anyone else heard of there locations passing some sort of Law trying to restrict what investors advertise?

Learning!!!

Today is full day for me, have 4 comps for 4 houses, but all of them not going so well, the asking prices are all higher then my FMV. I start to question myself if I did anything to mix up numbers?_?. I am going to call the wonderful support line to find out what's up!!! I like to know to learn it why it's all FMV lower than asking price and did I do it right.

I'm here in Tampa, FL where I know alot of moving and shaking is going on all around me but I held myself back from getting in the game. I'm tired of watching everybody make money in this real estate market, I'm ready to get in the game but I feel I need some guidance.
