Finally, I have an agent that is working with me. Finding the right one is not easy. Some just don't get it! Bill just recovered from a Trippple Heart By-Pass, he called me last week and stated that he just sold a property last Saturday and that he is driving again. Every since then he has been assisting me.

I haven't bothered him for a while, just was awaiting his recovery, had no idea he be back to work so soon. We are working together daily. I made an offer on a property, as soon as I made that offer he landed himself back into the RE again. It was only his BP he claims. HOwever he is still up and running.

By the way, I lost out on the offer. The offers started rolling in when he went back to the ER.

So it's been five weeks since we started on the renovations. It was my expectation that we would be wrapping things up by now... however, more unexpected items popped up and caused delays. Plumbing issues, electrical issues and a really bad deck have drained my contingency budget...not to mention the time drain on these fixes as well.

But I am happy with how it's shaping up. We got one bathroom completed yesterday and it looks great. I even discovered that there is a sprinkling system in the yard. I have been dragging a hose around to try to keep the lawn alive so I am so happy about this - $500 in repair costs and it's up and running!

I am at the end of the book and things are beginning to get a little clearer as to how I can position myself. The first thing I am doing is paying very close attention to how I spend my money. I also ran my credit and got a credit card from Bank of America rto help rebuild my credit. I am pursuing knowledge in the arena of Financial Education. I am setting up a home office and I am about to design a system that can be implemented for my type of real estate business that entails lead generation, lead tracking, prospect development, active deals, closed deals and a log of cash flow and expenses, debts and assets.

Hello Everyone! Just wanted to bring up this subject to get everyone's experiences regarding the "proof of funds letter". Has anyone had problem using this letter on a deal? Or was asked to provide bank statement as well? Please help this beginner!!
