I need help with finding a realtor to get started in Queens New York

my user name is domino, and I just wanted to introduce myself. I am overjoyed to be part of the DG Family. I like to ask for help from my new family. I hope I do this right Iam computer illiterate. I come from a family of know it alls, Doctors, Lawyers, and soldiers. Quick Bio my Grandfather Abraham Clark signed the Declaration Of Independence. My Aunt helped with logistics for General Doolittle for the raid over Tokyo. I have never met him but my cousin Andrew Cuomo is current Governor of New York and his brother Chris is on channel 7 ABC.

Finding an Agent, Part I

As a coach, one of the questions I am often asked is, "How do I find an agent?"

Sometimes I think we go into overdrive when we start talking to an agent. We give them so much information that we may drive them away. Remember, they do not know what we know. By and large an agent does not have the same concept of what an investor is as compared to what we know. These differences can scare an agent off because he or she simply does not understand what we want to do.

Keep it simple. Tell an agent we are investors that have success by looking for particular properties. The following are what we are looking for in a property:

1. 180 days on the MLS
2. Vacant
3. The price has dropped at least once
4. The property needs rehab work

going into forcloser/my friend / bankruptcy

A friend of mine is going through bankruptcy ,and is going to lose the house. I would like to make this my first rental property. When and what should I do to get this property? I am new to this and I am in need of information. If someone can point me to the forms or what to read to learn the proper way to go thought this it would be gratefully appreciated. Or should i just let it go for a starter house? I don't even know if this is the proper place to post this. I have until January 2013 before the sheriff sale.
