I found my motivation

My motivation made me cry last night. I can usually hold things in pretty well, but this was a tough one for some reason. It was my oldest daughter's 9th birthday, and I had to work all day and night. It has always been like this, we are all used to it. I work for my parents with my brother. We're not always busy, but when we are we have to put the hours in and you can never call in sick or take a vacation. Makes sense, it's work. I'm lucky, I have a great husband who is home with the kids and he's great at it.

Here ... We.... Go.....

Ok, been non-stop since we came back from the 3 day Insiders Edge Event. We decided to take the hit and take out my husband's 401k and pay for the next level of education... I have to say I have not seen my husband so excited about anything except motorcycle racing in the last 4 years. So needless to say the last 2 weeks have been super busy. We are leaving in a few to do some drive-bys on some properties in our area, and are meeting with the listing agent tomorrow and plan on putting in our first offer.

who pays the broker when you use the 25 to 1 method?

I want to try the 25 to 1 method and call a broker so he can send me the listings that are available in my area but I am confused about a few things...
1. who would pay the broker for his service?
2. what if you do not have any money of your own to invest who's money are you suppose to use the buyers?
3. if I put down an offer and it is accepted what is my next step? (mind you I do not have the funds myself because I would just be getting started)
4. who will I or should I expect to make a profit from (the buyer or the seller)

Finally put an ad on CL!

I finally put an ad on Craigslist today for buyers and as soon as it was posted I got a call from a local investor/wholesaler. I asked him all the questions from the "Buyers Profile Interview" sheet and he gave me the answers I needed! Smiling The only question I didn't get to was "How many deals can you handle a month?", but I'm proud of myself for getting the info. I did get! Moving forward...
