So what have you done lately...?

To keep myself accountable, I ask "What have you done lately to pursue your real estate dreams?"

After having my last offer rejected, I emailed my REA and had her compile a list of properties sold for cash in the last 90 Days to help build my buyer's list and also to see what the properties are actually going for to compare my offers that I have been putting in. I am going to reserch the buyers tonight and go from there.

I put 5 more offers on some houses. Emailed a potiental buyer. Going to research some out of state properties not sure as to where, but we will see. I have some money to invest, not sure if I should seek out a partner... Have three buyers from a local add that I need to call to see what they are lookig for.

Getting close on my short sale...

Today I finally got approval on a short sale property. The funny thing is that is was the first property that I ever made an offer on. Months later it is my first excepted offer after some price negotiating. The house has foundation issues and I have an engineer coming over tomorrow to work up a plan. From there I will get a few quotes from foundation contractors. If the estimates are higher than I am comfortable with ($20k ish)I'll try to renegotiate or walk.

How it all began...

Over the weekend, I received an envelope in the post with 2 Free tickets and an invite to one of Dean's presentations. I left it on the table, read the invite-and that's when I felt it was a sign from Above.

I saw (last week) an online program for flipping that only cost $37 and would be taken down at any time. However, I couldn't justify that, nor did I have the money. I figured I'd take my chances and if it didn't go away when the money came in, then I could sign up then. Well, it did-and the new price is now $97/month (low) and $297 (high). So the angels saved me some money, and told me through the male that learning how to flip was made for me. I have a good business head on my shoulders, I honestly believe I can make a great success with this.

I recently watched Dean's video about the lies we tell ourselves and the refresher on the 25 to 1. These sparked some motivation in me. I have been working with an agent(have put in numerous offers before-all rejected),had her send me some starter homes, filter through the list for AS IS, TLC, Vacant and major price drops.

I'm a newbie in investing real estate. I'm schedule to go to the Don’s seminar this weekend in Philadelphia, PA. 3/24/12. I'm so excited!!!!

I've already started on my research in finding buyers and sellers / realtors.

Looking for people in the Philadelphia or outline areas who could show me the ropes, and give me hands on advice.

Appraisal

My name is Salvador Gallego, please i would like to know how i can check the appraisal on a property without having to pay someone to do it? Also when i am bird dogging does the investor gets an assignment contrat from me also or is it just the seller? please respond i am trying to launch my first deal. Also when bird dogging is there a limit to what i can ask for from the seller?
