Estimating the value of a house

Hi DG Family!

I've estimated several houses and my value of the house seems to always be higher than my realtor's.

My realtor deducts for length of time listed on the market. Is this a reasonable deduction from the value? I know that this may make a seller motivated but, should she be deducting from the dollar value of the house.

Making 7 offers a week

Hi DG family!

I was wondering how it was that people make so many offers per week....Is it that you make an offer of 50-60%of the arv and then go check the house out if the offer is countered or accepted.....Seems tough to inspect that many houses especially if out of town.

Just need some reassurance!

First of all, a big thank you to all of you who post your comments and questions on this awesome site. I have gained a wealth of knowledge in 3 days.

Im ready to hit the hard running, but I would like some feedback to make sure I have everything is in order. Please correct me if Im wrong or if Im missing anything.

I meet with the seller.
We negotiate a price that I want.
The seller agrees.
We fill out a Texas Assignment of Contract.
Put ads out for 14 to 30 days for potential buyers.
I meet with the buyer.
We sign a Purchase agreement.
Then I meet with seller and tell them that I am backing out of the process.

Am I headed towards the right direction or am I still missing somethings. Please let me know. Im ready to go out and make some killer deals.

1st House for 2012 GOING - Signing papers tonight

I picked up my 1st property for 2012 beginning of January. I paid the owners $1,000.00 for the February payment, since I was not giving them a down payment. Tonight I am signing a 3-year Lease Option with a family. I will collect $3,750.00 down payment. I will also collect $460.00 pro-rated rent for February. Minus my $1,000.00 down for the February payment I made, I will come out $3,210.00 cash in hand. I will also collect $150.00 positive cash flow for 3 years. If all goes well and they buy in the end, I will make an additional $14,000.00.

CHICKEN LITTLE UPDATE.......LOL.........

HI EVERYBODY. WELL, ONE MAJOR THING ACCOMPLISHED......THE LONG AWAITING MORTGAGE BROKER. AFTER TALKING TO , BEING TURNED DOWN BY, EVEN TOLD THAT I WAS NUTS JUST FOR ASKING........I FEEL I MAY HAVE THE BROKER I'VE BEEN LOOKING FOR. ONE SMALL STEP FOR CHICKEN LITTLE. LOL.
I ALSO HAD 7 DIFFERENT CONVERSATIONS TODAY WITH FSBO'S I FOUND THIS MORNING....THEY WERE NOT OUT THERE YESTERDAY, AND THEY TOLD ME THEY HADN'T EVEN HAD TIME TO PUT THEM IN ANY OF THE NEWSPAPERS. I'LL BE LOOKING AT A COUPLE THIS WEEKEND.

So I'm trying to get back to blogging more often. With such a tight schedule, who knows how long this will last?

Anyway, the schneid has been lifted. Our first sale to MM has closed and my check arrived in the mail today. It will really come in handy paying off some of the RE expenses on my CC. I still need either a big sale or a few more smaller sales to get me out of debt so I'm still plugging away.
I've become part of another network with buy and hold investors so I have other people to offer props to. I've also been getting more props from other DGers to try to move which I've already started doing. Hopefully I'll have 3 quickly if all goes well.
