I've picked up my 2nd property this month. I picked up a 3000 sq. ft home that sits on 2 1/2 acres in the middle of town. House in not in need of any repairs, it is not a fixer upper. I did not have to use any money to pick up this property. I also did not have to obtain financing. With no cash investment, I have the ability to profit up to $7,500.00 immediately as well as to provide a positive cash flow of $400.00 monthly for 5 years. I'm looking to pick up at least 18 properties total this year.

This is my very first blog with this website. I have to say I am very excited to begin this journey towards my financial freedom.

I think for this blog its best that I put my first set of goals. This way I am held accountable not only by myself but by those of you who are also doing the same thing.

I am using the 30 Days to Real Estate Cash to start off with. So in the next 30 days I have set the goal of getting caught up on all my bills. No more late payments. Goal number 2 is to purchase a pair high priced shoes by a specific designer for myself a birthday gift to me. Goal 2 must be obtained by March.

So here I go!

I just got a copy of Deans book "30 Days......" I left it over my friends house who is at work all day today so I can't get it till this evening. Anyway There was a link for an example of what to fax realtors to get started and introduce myself. Does anyone have that link?

2b/1b, 1152 sq ft SFR in Kansas City MO. Estimated Value is $42,000 My total investment to date $4495.
Now here is the kicker--property is occupied with renters that have not paid rent in months and won't respond.
Anyone on here been through that? Have never been in a situation where I have to evict someone.

Visited a "partner" who I did some REI groundwork with today. Great to see Dan! Mentor extrordinaire! So, between the "day job" and getting "active" in REI. The life I had once known.....is history.
