Testing the waters

Ok, did a little "surfing" on the net and came across an old site I had used some years ago (similar to the foreclosure alert tool) Anyway, somehow I was signed up for the "1 week free trial" so I got connected to a rep for the site. This turns out to be a local rep (Real Estate Broker/Agent/Investor!)She is very savy,highly motivated and shares the same excitement and enthusiasm that Dean has for his "work". What a great "accidental" contact. (small effort-huge return)I am seeing how this can all come together for a person who truly believes that real estate investing is the way to go.

Well it's been about a week since I posted and I'm sure everybody's been wondering "What's going on with AndyS?" Well okay, maybe not everybody Laughing out loud

So here's the rundown:
This has been a very busy week for me once again. I had another lure order I delivered to Miami yesterday ( my fiscal year ends 12/31)so I've been bustin' hump and doing RE as well. I'm going to skip the daily bits other than to say that I check my emails, PMs and bookmarked threads at least 2-3 times a day, every day. Today I even posted to a couple of threads. There just hasn't been enough hours in a day to do everything I need to get done. (I'm sure you all feel that way as well.) What I did get done was amazing.

The Rock Bottom Blue Print

I'm new to this field of investment and I purchased the
rock bottom blue print and I have home work and each step I take is really building my confidence! I have found an amazing deal and i'm not really sure about the paper work in locking it up. Can anyone walk me thru assign a contract and all of the contingecies, sorry about the miss spelling

Demolition of house

Is there a posting on here or someone on here that has dealt with tearing down a house? How much is the cost per square foot to do so. Today i have found an reo bank owned property listed in my area. However the problem is that it has ad a fire and is not habitable. It has also been rezoned to commercial from residential. I am considering making an offer on this property however since i am not sure how much it would cost to demolish the house i can not make a proper offer. Bassically it is only worth the amount of the land since the house is worthless. I know that i have to lower my offer by what it would take to tare the house down. Is any one on here a commercial developer that could shed some light on this for me?

Financing for Canadians

We are group of investors who are buying properties in the USA using all cash.

However, we would like to know if there is anyone or any institution that would lend to Canadians if we find a good deal.

We are fine with long term or short term REI.
