So...I've read Dean's books, done some 'homework'...Saturday morning (yesterday) I decided to take a ride to comb some unchartered areas of interest with the intention that I wasn't coming home till I found just ONE FSBO sign...(I kept telling myself: "Just follow the directions, Kat"). I was on a mission! ...drove around about an hour, and low and behold, there it was!!! My FSBO.

I need to start by saying how overwhelmed I was today with all your birthday wishes. I even got my own thread (Thanks Mike). As you may have read in Mike's thread, I'm truly not used to all this attention when it comes to my birthday but it's nice to know you all care. Thank you all very much. I guess I made the right choice when I joined the DG family. I hope to be able to return the favor to you all.

This has been a hectic week and a half for me. For starters, I was very busy preparing for my first dinner guest in my new home. (I've lived here for 4 years now and never had anyone over for a meal.) There was a lot of clutter and paperwork everywhere so I was in Spring CLEANING mode. That took almost 3 days and I only live in a 2/1, 700 sq foot home. (I'm bad about cleaning, I know.)

I just found the best deal anyone could have never dreamed up cause it's too good to believe. I was eaten up by one of the biggest RE investors in the area. He owns half of our down town area and is nothing to shake a stick at. He informed me that there are many sharks out in this ocean and he is the whale!!! WoW!

Participated in Dean's 3 day Seminar 11/18-11/20 in Arlington, Virginia. Since then have the following on my home page apps..

Last night i finished finding names & addresses for the county tax sale auction buyers that paid $5k to $9999 per SFR property. Ended up with 17 after filtering them through my specifications.
Printed them out today, hand wrote the addresses on the envelopes and walked them to the PO. In 36°F weather I may add. Nice way to get rosy cheeks although I prefer the alcohol method.
The new, Canadian landlords closed on the house today. Nice couple in their early 30's. They had a contractor come and give them an estimate on the roof.
Of course I got his business card. He was a sincere and respectful guy. Have a feeling I'll be handing him a few jobs down the road.
