I am working on negotiating a super deal with the bank I just got a message saying they have accepted my offer but want me to get a pre-approval letter from any other bank just in case my hard money deal doesn't go thru. What do I do at this point please? I can't get pre-approved for the loan because this is my first deal and being a real estate investor that means am self- employed so they don't count that. In other words I have the credit (I hope) but not the income. This is a great deal, The deal is here in Oregon it's a 4 bedroom 3bathroom with 12ft ceilings thru out the house built in 2001 on a good size flag lot. Getting it for $219k rehab $25k ARV is $375k.
I need all the advice I can get please, thanks in advance.

I was fooled into attending the seminar last year and first they said it was free then they told us we will get more info if we go for 2000 dollar class and bought 1000 dollars worth of deeds stuff
The guys Keith and Mentor Matt promised us stupid dreams and lied over and over that if you pay 10000 we will take you to Vegas and you can buy properties 30 cents of a dollar price and if you do not Like it then you can return sell it back to us.

In 2006, I retired from teaching.
In 2008, many things happened in my family that required 100 per cent of my time. I did not do any more investing though I kept my realtor license active.
At the beginning of 2011, I wrote my new year resolution goals, and one of my goals was: Seeing that my time spent doing things for my family has decreased down to 50 per cent, now I plan on taking actions to find great deals in real estate and close them to make profits to help me and my family debt free.

October 7th, 2011 | posted by AndySWell today was a RE bust per say. Had to paint lures which took almost all day.
I did manage to read my PMs and check out some new posts to my bookmarked forums.
Preparing for tomorrow which is Fri. BANDIT SIGN DAY!!!!
Have to improvise using Yellow Poster Board and wooden stakes. Will plaster these on top of some sturdier cardboard so they will last a bit longer (I hope).
I already the places I'm going to put them mapped out. I have a Walmart- 2 entry/exit spots, 3 Grocery Store Spots, A Lowes and Home Depot and the mall. There is a Cancer Awareness walk down at Lake Wales (the lake my town was named for)so I will plant a few signs around there as well.
That's about it. Gonna call it a night a little early.

October 6th, 2011 | posted by GeorgeofVIrginiaWell, I got my website set-up. My business cards printed. I attended my local real estate association meeting. I even got an lawyer, and a real estate agent on board. My agent found a nice little forclosure, just about ready to go to auction, in two weeks. However, it's for sale now. I could have picked it up for at least 30-40% under the fair market value. The one thing that I couldn't locate was an additional cash buyer. I had someone that I thought was serious, but she pulled out of the deal. I couldn't arrange funding in time to pick it up.
Whew! This is definitely harder than I imagined it would be. I can see that locating the properties is not that hard in this market. I can now see what Dean was preaching. I've gotta fill that "Buyer's bucket."
