I'm wondering.....
October 6th, 2011 | posted by susangoatesI lost out on two more offers yesterday. Seems everyone wants to pay asking price for these fixers. My goal is to make 20-30K per property and I am getting beat out by other investors. By my calculations they are making around 10K per deal. And that is if the property sells at the high end. I am wondering if I should be happy with a 10K profit for 3 months of work or stand my ground and keep searching for the property that gets me to my goal. What do you think?????

October 6th, 2011 | posted by ColleenDI have made 7 offers and now I have one accepted. The cash buyer, who I thought was going to buy this deal, now says it is too much. I offered 107K, he says it should be 93K to make money. This is a foreclosure and all the big ticket items were completed by the previous owner. Really only needs cosmetic work and appliances. I am a little stumped, it really is a great house, neighborhood, and price. I make my offers low, so there is always a profit for the cash buyer. Oh, well, I guess we shall see how it goes.

Spent a good portion of my day trying to Plot and Plan my next move.
Doing my dailies then calling it a night.

FINALLY STARTING THE 30 DAY COURSE 10/05/2011

I am just starting today and there is a bundle of info to absorb. I did find a real estate agent who sent me five deals to look at. When I sent him an email to send me a buyers list, he did not know how. When I told him to call MLS support staff our communication stopped. His response was let me know what house you want to look at. This guy was quick and hungry. Should I keep looking for better agents or get a buyers list another way? I don't drive so hard to get to auctions. What is the best way for me to put a buyers list together. I am nervous but this has to be done. Information overload is a true statement.

Article Features Couple Who Faces Foreclosure ... for Paying Mortgage Too Early

In a strange twist of events, a retired Florida couple was recently featured in a news story for being threatened with the sale of their home after paying their mortgage a week early.
The background: The couple had faced financial difficulties due to the husband's terminal illness. They asked their bank for a loan modification. The request was granted with the requirement that the couple officially default on their monthly loan payment, which they did.
Afterwards, their monthly payment amount dropped; however, the couple was removed from the plan when a January payment was made in late December. Foreclosure proceedings were initiated even after the bank was contacted for an explanation.
