I found a lot of realtors on Trulia.com now comes the HARD part. I am terrified to call them! I don't want them to know that I am NEW at realestate investing. I also don't want them to HEAR me and know that I sound like I know what I am doing in an email and get on the phone and blow my cover sort of speak. I know I have to talk to people and I can't hide behind my computer. I just don't know what to say to realtors that sounds professional and knowledgeable. Any helpful hints out there?

One question on REO's please

I have flipped several dozens of homes over the past 20 years, the old fashion way (purchase, fix-up, and sell). I am fortunate to have a great realtor/s, a great title company (who I asked last week, and will honor assignments),etc... I am new to Dean's strategies. I have started my list of investors through research of a cash buyers list from my realtor, and researching through the tax sites!
QUESTION IS: I believe I understand how to do this with a private owner, but with REO's everywhere!, how do I approach the BANK with a low offer and TIE UP the deal for one of my investors? With no money down, does the bank need to or Have To know I am doing an assignment contract? How to do this??
Hope this isn't asking too much of you to answer.

Newby steps, off the cliff!!!
September 22nd, 2011 | posted by GeorgeofVIrginiaThis is my first blog entry, anywhere! I've started, and subsquently stopped, various investment ventures. However, I've become more serious with real estate as a result of the pressure that I'm experincing as a wage earner.
If I don't utilize the tools that I have available to me now, I'm sunk. I've started using Dean's [Graziosi] Rock Bottom Blue Print program. It's a good think that I've started, now! The proverial hand writing is on the wall. A new company has entered into contract services at the facility that I work at. And, they are vowing cut backs. I'm already bleeding to death, like I need to be hacked up some more.
my first deal

I had no mail or PM's when I got online this morning.
Came to DG.com and read a few forums before going to deliver my fish.
In a stroke of luck, while I was waiting for my customer, a van pulled into the parking lot I was in with a sign that said "Property management" on it. I went over to the driver and introduced myself and we spoke for about 10-15 minutes. Bottom line, I have another name on my power team list.
After coming back from the delivery, I answered some PMs, researched some stuff for my partner, went to 2 webinars, posted in a forum and did my dailies.
Gotta go back to lure work for my order delivery in 2 days.
