I am very new to real estate, my best friend is the one that turned me to Dean and the world of real estate.Like most, I thought that a traditional 9-5 job working for someone was my destiny,I was trying to get my nursing career started so that I could provide a stable future for my daughter( I have a five year old and I am a single mother). I believe that things come to us for a reason and I believe that I had crossed paths with my best friend and real estate for a reason,maybe nursing is not what God has planned for me. I am learning fast and finding the great deals is not the issue I am coming up against, I seem to have an "eye" for spotting great deals in fact I have 3 great ones, the problem I am coming up against is funding.

Found a great property that is an REO listed for $54,900. There were multiple offers on the property so upped bid to $65k when I found out comps were around $120k ARV. Offer was accepted at 65K but bank wanted to impose some contingencies.

They countered with $3000 binder, $100 per diem every day after closing date if deal doesn't close on time and 5 day inspection period. I countered the bank with $1000 binder and 10 day inspection.Waiting to find out if they accept offer.I have no cash to do this deal.

Thought I would be able to get hard money loan to fund the deal and flip property but all the hard money lenders want at least 20% down . Having a hard time finding a cash buyer to even possibly bird dog or wholesale deal to!

Hello everybody in Texas not to long ago they effectively killed leases with options to buy. Now they have submitted another bill to Governor Rick Perry that will kill assignment deals.

The bill is HB 8 2011.

This bill is effectively taking the one tool left for those that want or need to get back on their feet.

It also goes against the free enterprise system that is slowly fading away in America.

So I got a little off track, a little more scared and confused, for a while and have not been actively working toward the bigger and better life that I KNOW I want and deserve but I'm BACK! Set my homepage back to this site so that everytime I get on the computer its IN MY FACE! Dean's face reminds me of what originally inspired me and I need that kind of reminder when I am doing so horribly bad right now (no job, unemployment ran out months ago, 4 kids-one in college, trying to provide for them and keep my head above water- feel like I'm going under). Everybody is so motivated and inspired on this site, just reading what is posted helps me be able to hope for better days again.
