Just starting out!

I am in the process of getting my business formed into an Llc. and am getting my real estate license at the same time! I finished the 40 hours of class required here in Michigan before taking the exam which I have scheduled to take on Tuesday just the day before I am scheduled to go to Vegas! I am supposed to be studying but I got a little distracted. I think I may be crazy but I think I will enjoy doing both. I have had three job offers to go work for them as soon as I get my license. I chose to work for Coldwell Banker Weir Manuel in Ann Arbor, MI.

The name of my new real estate investment company is Begin-Again Ventures. Wish me luck!

What to do next

So I found a couple of properties that I would like to rent out. I would like to know how I would go about purchasing them so that I can do this. I do not have a job but I looked them up and it seems that both would bring in good rental money. One of them was zestimated at $190,000 and the other at about $108,000. One is a two bedroom and the other is a three bedroom. Any advise would be great. I have poor credit and this is my first time but I want to get out and cross the red sea so to speak. So thank you in advance and I hope to make this a career at some point.
