Properties needed in Colorado fast!!

I have a buyer who recently sold a farm and now he needs to roll the funds into approximately (5) five single family homes as rentals to to take advantage of his 1031 exchange. Here is his criteria:

Properties will ideally in Arvada. However, he is looking at Westminster, Northglenn, Thornton and Gilpin county as an expanded area. Please stay west of I-25.

- Single family homes: no condos, townhomes, or multi-family.
- 3BR/2B
- sq ft - over 1000
- Cleaning or basic repairs, no major structural repairs or component replacemnts.
- These are going to be rentals so ROI should come in around 10%
- If the numbers work he is also looking at turn key rentals.

Sold My Condo!

My husband and me had been talking for some time about selling one of our houses. Along time ago we had descussed renting my condo and living in his house. While i had been packing a little bit every day since spring we decided then to put my house on the Market. I had purchased my condo back in 1994 and have been living there ever since. One week before Christmas we listed my property had a showing the next day and an open house that Saturday. Got an offer by the end of that Saturday with in about 48 hours. The offer came in exactly at what we were asking for the property. Today we signed the closing papers and transfered the title to a new owner. Walked away from the table with 27K. It took alot of work but i am glad that is done now.

New years and running

I am moving along doing the next thing on my list this is it/ I have a deal in the works to buy 9 units a quad-plex a triplex and two single family homes currently looking at $140000 from the bank to give seller 120000 and have 20000 for repairs and closing costs seven of the nine are rented a bit low but ARV's are 89000,83000,45000 and 42000.looks like a bit over 100,000 in equity. also Im' an older guy so to avoid probate I'm going to place properties in a land trust. There are other benifits also
