I have found serval of properties, but every time I try to lock up the contract they ask for earnest money... I don't have any money and can't get a loan. How can I close a did without any earnest money? Some please help.

January 5th, 2014 | posted by susangoatesAs I set my sights for 2014 I know I need to get inspired and take action. I was talking to my title officer yesterday and she told me of a wholesale deal she closed last week - wholesaler made $168K on a development deal - holy smokes! Ok, I don't know anything about development so I am going to do research on that while I work on my residential wholesale deals. I got two more leads last week - one from another realtor and the other from a loan officer. Got 2 more cash buyers from an ad I placed on craigslist - the pieces will come together.....
Raise you glass and toast to 2014 - it's going to be a great year!
what to do????
January 5th, 2014 | posted by E_AngWe have a home under contract and wanted to show it to an investor and the listing agent would not let us in? This is HUD contract and now we will be losing the contract on the 9th because we are unable to loan or invest?? Please help if you can.

January 4th, 2014 | posted by SethPedrozoI spent the first couple of days of this 2014 year thinking of goals that I am striving to accomplish this year. When I finished writing down some short-term goals & then some long-term, I noticed that some of the short term goals might be a little too lofty in short amount of time. I thought I would come back & revise it later on that day or the next day.
I hadn't gotten to Dean's first Weekly Wisdom of 2014 yet. When I opened it up and he started talking about how we can't focus on doing things right away & trying to rush things when they take time to develop. The thought came to my mind that I might need to change some of goals to be more realistic for me. Then Dean said "It's a marathon".
