trying to get e New Haven agent to do reverse search so I can find what is being paid for in cash ultimately to find cash buyers. He says in CT. that there is no terms field under sold properties section to find said properties. Plotting next move.

Got a deal under contract but was not able to sell it because of various issues. Learned a lot in the process. Now I am starting fresh over but will institute changes so I will not have this down time again.
1. Will be interviewing for Real Estate Agents again. I will have at least three getting 10 properties a week for me to bid on. I am doing this because when you have only one agent when your one deal falls through you are then at the mercy of that one agent to get inspired again to send more deals your way. With three agents I will always have properties to bid on and multiple deals going on. I will then always have a team of people working on the most important aspect of this career--getting the offers out. Everything else stems from that.
Waiting for Contract is the hardest part

Waiting for the two properties to get under contract, one is a multifamily the other is a single family home. In the meantime our agent is still sending more properties. He was hesitant at first but I reassured him that the only way to get multiple closings every month is to always be bidding on properties that fit our criteria. While we are waiting for the homes to get under contract I will call all my buyer and requalify them. I have 10 days before any earnest money is due but I don't want to use them all. I also will rank the buyers so that the best ones see the home first.

Accepted counteroffer on a multifam and sfh. Agent says it will take a week to 10 days for the offer to get under contract. Wondering whether I should be doing anything with my buyers to get them ready. I will probably call them all again to requalify them.

Stay the course

Lost a real estate agent after she had me sign an exclusivity contract. Her loss. Interviewed three great agents and trying to find a way to fit all three into my power team. On the phone with my upline to a coffee venture that I am involved in. I have been devoting so much time to real estate and see the possibilities so much more that I no longer push coffee.
One agent can take a short sale property we were very interested in and knock 30k off and stop the short sale. Huge.
Another agent is a giant in this area and wants to work with us.
The final agent is a finance wiz. Super energy. And can compute alot of the financial info.
No time. Fam ready to eat. So excited

My computer has been down so I haven't been to this site as much as I would like. Started PMI. I have 2 greats in my immediate inner circle taking the classes with me. And in a rush to get a deal under contract.
