I haven't Posted in a while

OH!, my fault, I told myself that I would post more often. My weekend went like this. Well, Friday before going to my clients homes (IN HOMECARE NURSING)Weekend Job.. I received a call from an angry buyer that I have been in contact with me from an agent that I placed an ad for. (Now going on for two months).

The buyer wants to put down $10,000 for this house that he wants really, really badly. We set up an Meet Up with my agent and Dan (Buyer). Agent never shows up, Dan calls after driving an hour. Oh, did I hear it! Dan states to me that "What Ever He Wants He Gets!"

A Seller Countered My Offer

Finally, I'm getting some feed back, A seller countered my offer and I'm still am working on how all of this plays out. I spoke with my coaches and got some valuable advice.

I got my agent to get me the FMV, I subtracted the repairs, all other costs, not to mention my profit and I am coming up with my MOA. Of course, leaving some skin on the bone.

I am confident that something will prevail here soon. Today I've put out five to eight offers out in different areas where my cash buyers are investing in, hoping to hear from my agent later today if there's been any accepted.

All of This Time Thinking

that my agent was putting out my offers and I have been putting out many. I'm finding that she was waiting to see if I wanted to work with her or just getting to know if I am serious and not going to waste her time.

I had to go through H3LL and high waters just to get my offers submitted, which I still don't know if they have been submitted as of yet. Although, I have a Proof of Funds Letter, not good enough. Also had to go to my bank and provide proof of $1,000 EARNEST MONEY.

Mind you, I did scan and fax a copy of my blank check to her with my signiture with earnest money next to my name. I hope this will get things started. Still unsure why she needed that as well as the POF. We'll see what transpires from this.

Nate To The Rescue

I had no idea that a DGer that I had met only through building my buyer list would be the one coming to my rescue. To make a long story short. After an all weekend MNREIA Summit with Ron LeGrand, Robyn Thompson, and Eddie Speed, I'd come home after a long weekend and received emails stating that I was referred by one of my Agents that a gentleman needed me to assist him with Owner Financing.

Mind you, I had just left an all weekend event, learned all about different strategies, and thought I had it down to a science. Unbeknownst to me, I arrive home to find out that my agent referred me, yes, I told him that I could help people with creative financing that he comes across.

AWAITING FOR MY COMPS

I sent my properties to my agent, now I'm just waiting for her to respond back to me with my comps. She emailed me stating that she would have them back by noon yesterday. I guess it takes time. I'm trying the 25-1 strategy, well, I did send 27. I'll be patient until tomorrow and email her back. If nothing else, I'll give her a call.

My Minnesota MNREIA Agent

I have finally connected with a Real Estate Agent from My area's MNREIA group. I've spoken with my Coaches and I'm getting advise on how NOT to burn this one out. LOL,,I'll be making wiser offers from here on out. We'll see what happens!
