I'm with you Eugene! I want to get off the porch and start running with the "big dogs." Eye-wink

My strengths have been in sales/ advertising - I've had a sales background with Recruitment and was pretty good at it matching the right person with the right job - so now I'm ready to put what I know to finding the right deal with the right investor with $$$$ of course. I don't seem to have any trouble finding an investor. I have a few ready to purchase. What I've been stuck on is the paperwork. I know what to do but, just don't know "HOW" to do it. If you know what I mean. Right now, I don't have $$$$ to go the the academy but, if my plans go through the way I want, I'll be into this all the way plus some.

I'm a great at details, I can find it if it's there. Which once I learn about the rehab costs, watch out!

I am assertive and a go getter. Let me know what you need and I'm on it.

I'd love to work with you to get off this porch! if you know what I mean.

What do you suggest? What are your strengths? and how do you want to proceed?

I'm an investor in Reston, VA with reach into into Fredericksburg, Culpeper, Front Royal, Winchester, Leesburg, DC Metro, and into Frederick and Hagerstown, MD.

My immediate goal is to have five rentals by June 2011, probably REO's, with a re-finance in six months and cash out for investment capital, and then eventual sale in three years either as a rent-to-own or retail sale. I'm also a member of Capital Area REIA and I highly recommend it.

In the DC area there are a few REIA's to choose from, but two seem to be the largest:

Capital Area REIA

They have a large membership, meetings that include success stories and actual deal presentations, a market data presentation, and a speaker with a proven strategy. They also have website and email list to distribute deals. Its a ready made buyers list.

Planning for first deal

My wife and I will be in Virginia Beach / Newport News this weekend (12/11/10) to check out some properties. There are some good deals as potential rentals in the area, some with purchase prices less than $20k w/ rehab needed less than $20k and an ARV of $100k. We plan to make our first deal this month no matter what!

Enjoy va beach and good luck on the deal/s. I had a condo there for about 10 yrs that was a cash cow, but, due to the BP spill, I panic and sold.
Look up 'ajay', she's in Va beach and could be helpful in locating some good deals.

After visiting down in the Hampton Roads area, there are a lot of rentals that are willing to sell. My first five emails to landlords there had two positive responses. They are willing to do a "Subject To:" or lease-to-own (where you could do a sandwich lease). They know there are no end buyers right now, especially for duplexes and in Newport News, so just to have a plan to escape makes them happy.

The issue now - they are expecting way too much for their properties. Now I have to help them to understand that. No one will buy a $40k house for $175k that will only rent for $800/month (actual situation).

If you have some money left after the Academy, there are HUD and Auction.com homes ready to go cheaply too. BBT has an owner-occupant program, so if you don't own yet start there. Buy it for $10k, fix it up for $20k more, rent it out, and move (there is one HUD there like this right now). Get yourself a rental or a rent-to own, rinse and repeat.

And DON'T buy anything else other than the Academy! You will get bombarded with offers now (Tax Club, special financing, business planning, etc). None of the others are worth it.

I just wanted to thank everyone for joining up to this group of 'INVESTORS OF VIRGINIA'. I know that this group is going to enjoy getting together and networking, finding leads, deals and putting them all together to help some people out, make some money and LEARN alot. What's YOUR Plan???
I have sent some of you out some leads on deals and will help anyone I can and YOU should too....that's why MOST of us are here. Another reason for updating your profile and letting us know what AREA you're in. I don't mean put your address out for stalkers/nuts/fruitcakes. I find DEALS all over. If we as a group, know what 'area' you're in, we'll know WHO to send the leads/deals to that we find that are not in our own area. I'll be more than happy to send them your way(if we know what AREA you're in) and hope you will do the same.
If giving up some of your so called social life, tv time or whatever you WASTE your time doing, isn't worth YOUR Financial Future for YOU and your FAMILY------then YOU DON'T DESERVE it. You can do this in 10hrs a WEEK. Want to get there quicker???? Put in more TIME. I REALLY want you ALL to get on the ball, study the course, read the DG books over and over until you know it by heart.(How many songs do you know by heart?)... and don't get scared, it's OK, if you have problems/questions we're here to help.

Just getting started

Hey All,
Brand spanking new to the investing team. I have good credit but have never owned a home. I'm looking to buy at a deep discount and rent for positive cash-flow. Any suggestions on a bank that will refinance with no seasoning? Also, how do you find people to put in a house to rent?

I'm still looking for that myself. Forget the national and even the regionals. The small banks like Freedom (http://www.freedombankva.com) have programs, but the relationships have to be strong. I admit I can't get in yet.

But find those small ones. They make their own rules. I also can't find a private lender yet willing to go more than 12 months.

I am not an investor yet, but I do have a way to get properties for those that are interested. They find and negotiate with buyers you find for them and they pay 5% for the help. It doesn't sound like a lot but if you are doing deals in the millions it come out to be profitable.
