New to the Game!

Hi guys! I think this is a wonderful group that I've become a part of and hopefully can get some insight on some things, but I don't see a first post yet...so here goes.
I'm what everyone calls a "newbie" and have not done my first deal yet, but I'm starting to do a lot of posting and emailing and I actually think I've convinced myself that I've joined the ranks of a REI! Smiling
In trying to get my feet wet, I've called a person that had a sign on their truck that said "We Buy Houses" to see if she could use a bird dogger. When I called, a woman answered so I began with the questions in the book, what type of properties are you looking for, what price range, that sort of thing. And well, she said she's looking to buy everything in every price range and all locations??? Now, I know that I'm new, but should I be kind of cautious of this, or do you guys think that she's just as new and is getting her feet wet also? How do you think I should proceed with this?

I too have called one of those numbers and got the same responce that they buy in any area, any condition and price range. I don't know what part of the country you live in but I live in Bakersfield Ca. and I figured that since I don't know much about this that maybe they are allready seasoned investors.

I hope that we both can later be just as knowledgeable as they are. well take care and keep in touch.

I wonder if it's as legit as it sounds or too good to be true. Damn, the prices of those homes are reasonable. Well, anything outside of where I live sounds reasonable. Positive cash flow. Good renters. It certainly sounds like the way to go if you want to invest in property of state.

Yeah that retire to rentals website does look promising because Im in New York and the prices of homes are outrageous compared to other parts of the country. I've been thinking that I might to invest out of the state. Thanks for that info farscapeprincess

I found an investor club that meets on the first Wednesday of the month and the meeting is only two blocks from where I live! I've already RSVP'd.

"I am a newbie"

I am located in Indiana. I'm thirty miles from Chicago. I hope to meet someone close by. Has anyone heard of having a "Proof of Funds" letter.
I believe this is the latest problem for those of us who are just started out. I will post again soon.

I am just starting out as you all and have had an (what I think is unusual) unusual experience.
I responded to a "I Buy Houses" billboard and had a pleasant conversation with the investor. He answered my questions and gave me his criteria. I explained that I was new but that I would be calling soon with some great deals. Deciding to just go through the whole proccess of dealing with another investor, I found 2 great properties. I explained to the agents that I would be making a low offer so if their clients weren't interested in hearing low offers, we shouldn't waste each other's time. I called the investor and told him that instead of assigning the contract, I would just take a finder's fee in return for watching the whole process. He agreed. I went and saw the properties to make sure they were as listed and told the agents the price that this investor gave me to offer. They both said "Let's write them up." I called my guy back and told him the status and he said before I sign any papers, he wanted to see the properties. I gave him the addresses which he looked up(while we were speaking) and said they were okay. Here's the kicker, since I've been to the properties and reported back, he hasn't made any effort to see the properties now for 2 days.(These were $80-$90K homes that needed little work that he would be getting for $49-$50K)Does this sound right? He keeps agreeing to let me be a "fly on the wall" but makes excuses instead of appointments. Did I screw myself out of the fee by giving him the addresses? Has anybody "bird-dogged" for someone and gotten a writen agreement for their fee before hand? Any help would be appreciated.

I hate to say it but, I think you screwed yourself.
In business, everything should be in writing so there is no question as to the parties responsibilities that are involved.
I am new to this myself but, I have life experience that tells me "Trust No One" when it comes to money.
I don't know exactly how to lock up a property but I think that would be the best route to protect your interest in any property being considered. Then you can reassign it to the interested investor.

Yes, I believe you simply tipped him off to the locations of the properties and he cut you out of the loop. Since you only had a verbal agreement with him, it's really pretty tough to pursue any kind of action. Also, hate to say it but he probably saw you coming with the "I'm new to this" intro.

It's ok. Lesson learned, right? Next time, lock up the property first. Don't be scared, just make sure you have your 30 - 60 day kickout.

Don't be discouraged!!! You're doing WAAAAY more than most people here!!!

hey to all newbies. im sorry that the old heads dont write no more, but here is what you can do to get started. im a newbie too, so i found a great agent willing to help, im lokking for a broker, and im trying to build a buyers list. that number one. ones i do that then you locate the deals and send them to the investor in the loacl area.. so that where i started and hopefully you guys can get started.

Bird-dog

I am just starting out and decided to go the route of bird-dogging too. I think I had read somewhere on this site in another forum that you need a signed paper of some sort before telling a buyer the location of the properties you find.

I'm thinking of starting a mailing list or website with listings on it with just photos and some details without revealing the actual location. Not sure if this is the correct way to start but I have nobody to mentor me to tell me how to do every little step. A lot of guess-work going on here. :/

Any help in getting this actually off the ground would be appreciated. Been wanting to get this started for several months now with no idea how to actually do it.

Have a pretty run-down camera that doesn't take very good pics but if I make a few finder's fee I could upgrade.

Got my photo album ready to go. Got plenty places to photograph where I am located. Finding buyers shouldn't be too much of a problem as I have seen quite a few ads from home buyers on Craigslist in various major cities.

Am I missing anything else?

Yeah the Success Academy is worth all your time and effort to be apart of. I read both books first and then joined the Success Academy. When you are apart of the Academy it answers all of your doubts and fears you might have when dealing with the Real Estate world. It also gives you the confidence to go out there and make things happen knowing that you are being formally trained with strategies that work.

Since I've joined the Academy many people think I have a license or something from the knowledge I know. Everyone takes me so seriously from the word play I use. If only they knew I am a full time tow-truck driver, but soon to be a Successful REI.

Go out there and take action Kenya and things will fall into place.

The Success Academy sounds great. Is it an online course? I am reading "be a realestate millionaire. "I have read real estate books before, but this is the first one that teaches about the real estate cycle and learning what part of the cycle you're in. If you don't mind, could you tell me more about joiningtheSuccess academy....thanks...and nice to meet you!!

I read the books also and before this the only real estate book I ever was "Rich Dad Poor Dad". Honestly you could become successful by just following the Action Steps in the book.

The reason I took the Academy is because I just was not sure of myself and I had a little bit of nervousness. The advantage of the Academy is that they walk you through your every movements step by step so you do not feel like you are all alone in the big world of Real Estate. What that did for me was give me the confidence to go out and take action.

Im not even finish the Academy and Im working on a deal tomorrow. After awhile things just start happening and it seems like they are happening by themselves.

What ever you do the best advice I could give just like everyone else, will be to take action. The more I do the more confident I get and the more things start to happen.

Thanks alot for the advice and info. The rich dad books are great! I actually heard about dean graziosi and this website through another book I am reading by "rich dad" called The real book of real estate. I would like to get through both of dean's books and then check out the academy. I am building a buyer's list and keeping my eyes open. this website helps. Hope to be talking to you guys soon.....
