Joe, tell us about lease options in Texas.
Might there be a way we can do sandwich leases within the law? Anyone else have any ideas and/or info?

We need to chat. First of all, I can help you with buyers. Secondly, I have an idea I would like to pursue that is all about mobile homes. I also know someone with many years investing in mobile homes. I plan to gain a whole mess of knowledge and also possible get them involved in this idea I have.

Joe aka West and I are planing on meeting in March in Austin. It's probably going to be a weekend and about the third week(Sat the 20th maybe). Once we have a specific time, place, and date we will post it here. All are welcome to join us.

I would like to plan a group meet and greet for all of us on Sat March 27th.
I am not sure exactly where yet. I guess the first thing we need to decide is the town. We need to figure out where everybody is and who all plans on meeting up with us. I know Joe(Austin) will if at all possible. DrWill(SA) said he would also.
I will be living in the Victoria area by then(I think). So I am thinking somewhere in the middle like Gonzales which looks to be about 40 to 50 miles for each of us.
That does not account for others group members. We have approx 7 weeks to work out some details. So post here ideas, concerns, etc.
I just looked at the Texas map and chose a place(Gonzales) in the middle. Speak up if you have a better idea. Another idea might be in SA. That would be a lil farther for Joe and me but still only about an hour drive. It all depends who else is joining us.

An hour drive or even more is nothing once a month knowing such a meeting of Dg students all from Texas would be worth a tremendous amount to furthering our REI careers. I for one plan to be a full time REI as soon as possible.

Now what time, and how much time do we need? I am thinking we meet about 430pm to 'meet and greet' at a resturant(early to beat the dinner crowd). It would need to be a decent place but not expensive(buffet maybe like Golden Corral?). Then we have dinner together at 5pm. After we eat we have a casual meeting over coffee, pie, etc.

Our main agenda for this first meeting is to meet and learn a bit about each other. Our minor agenda will be to iron out the where when etc of further meetings.

I personally want to touch base with Joe and DrWill because I am planing on working in Austin and SA, and I want contacts in both. Corpis Christi also and maybe even Houston but not for a while.

I am going to be rich aka finacially free with lots of big toys like a nice big expensive fishing boat. I am also going to help a lot of poeple improve thier lives. My question to all of you is: Have you decided to do whatever you have to and NEVER give up no matter what to reach your goals and get rich(or whatever your dream is) or are you going to later wish that you had made that decision?

Scott-great idea on your Group. I was recently at a Real Estate Networking Group that meets once a month the 3rd Thurs of the Month; and a local investor here who has excellent classes and has trained over 1/3 of the investors here in Austin pointed out clearly in TX law that (unfortunately)-Any type of Lease Options (including sandwhich lease)are illegal in TX. A really smart RE Attorney can potentially "get around" this with proper wording-but as a new investor focusing on "transperancy"-probably not ready for that. I'm keeping it simple-looking for discounted properties-put in low offers at .50-.65 on dollar; and get end buyer to buy at .70-.80 on dollar and collect assign fee.
I have also printed cards that offer" $100-$500 cash" to Any Leads (From anyone)that result in a sale-everyone can use some extra cash. We'll see how it goes.....

As for your other questions-Most of Investors I've talked with who do this-do this Part-Time until the point in time income is generated (A deal or two or three) that justifies Full-time effort. I am still in a Full Time Job hunt and have to continue this to continue to get Unemployment Benefits. I have not given up on Real estate investing-and I do see its potential-it may turn out to be a Part-time effort unless a lucrative Assignment Deal comes thru (lets say $10,000 net profit or more).
At this time-i have a co-partner but he is from another Natl Program -but we have loosely decided to "share deals" until we can get something off the ground.
Lastly-San Antonio is about an hour from me so I could probably manage that-but I have an old car and if I had my choice-would say meet in Austin if possible.

WOW the responce is bigger than I expected. Many have shown interest in a DG Rei club for our area. So I am trying to organize one.
I asked everyone for input and to discuss a possible meeting place. Based on the info I recieved Schulenburg, Tx is the place. It may not be the best place and we may choose somewhere better later but for the first meeting that is where it will be. Let's call Schulenburg SB because I am lazy and don't want to type it out...grin.
Sb is right in the middle of us all. I10 goes from Houston to SA right through SB where it(I10) intersects with 77. That is going to be about an hour(50 to 75 mile) for each of us.
We will meet at 5pm and the meeting will end at appox. 8pm(although it doesn't half to). I don't know at what kind of place yet but we can now all plan for it with the above info. I will be researching SB and contacting whoever I need to to find the "right" place. I will also get down there and scout it out as soon as I can.
I am going to need a rough idea of how many will be there also. I need everyone's contact info also. Send me an email with your contact info, include, also, confirmation that you will be at the meeting and how many you are bringing with you.

Remember inviting RE professionals ie. RE agents, brokers, lawyers, etc would be appreciated. All are welcome, even bankers....lol
There is no cost or fee for this. You only need money for your own food and/or drinks etc.
We need you there. This will show who is serious about getting rich...I mean being a REI and who isn't. Make the decision your going to be there and then make it happen.

Hey Craig
I would attend your local Real Estate Investor meetings and look for buyers there. I would also  check the newspaper  classifieds in you area. Anyone advertising 'we buy houses' is most likely a buyer or wholesaler. When driving write down any phone number you see on a bandit sign. That should be a good start.
