We are interested in Wholesaling and Subject-To as we don't have the start-up $. Once we get a couple of deals and have a few $ our goal is to Buy & Hold for immediate cash flow and future big profit.

We found a great couple of properties in an area that is being rehabbed and want to put a couple of four-plexes on. Our problem is not having the funds to purchase or our networking in place as we just moved here. This is where the wholesaling & subject-to $ would be ideal.

I got a little money, good creited unfortunately it seemes all the good deals get snached up by people with cash.i keep putting offers in and no i will find one. looking to buy & flip and when i can buy and rent for my retirement.Thanks for all your help dean really appreciated.

Buy low fix up then flip or rent...

I just bought a house at auction. Gonna close today. It only needs minor cosmetics like painting, a stove and fridge and some minor yard work. I was going to rent it but already had a not firm offer for 30K more than my final closing. I am thinking this one will be a quick flip if the deal goes through!
So I would say a combination of the buy low and either rent or flip depending on the prevailing winds! Smiling

So far we have bought low, rehabbed and rented. Now I'm in the position of needing cash. That means get a job or learn to wholesale. I live in a rural area with no REI clubs and have had a hard time getting a buyers list. But Wholesaling is my top priority right now!

Buy below wholesale and sell wholesale....

I would like to buy below wholesale and then sell wholesale to create some cash and then do it again, over and over.

Currently, I'm interested in learning as much as I can to be able to successfully complete as many wholesaling transactions as possible. I'm in the process of creating my buyers and sellers lists. I currently have more people on my buyers list than on my sellers list. So, I need to work on that and then finally match them up with properties, in order to earn some quick cash! IPAD Question

HI Dean, I would really prefer wholesaling as there are less headaches and less capital required. Maybe once I am in a capital position, fixing and selling retail would make more sense as well as more profits.

well i can most likely agree with most real estate investors who start out here. wholesale investing is the greatest way to start out. i say this because not only do i agree with everyone but it doesnt require any credit, no money, and no experience. all you have to know is the basic info on fast cash and process of assigning contracts. its a great way to start out with real estate, it helps you get your feet wet while your building your foundation. well i hope this helps thanks dean... and if your reading this i hope one day ill be able to meet you in person. it would be an honor. thank you..

I am currently most interested in wholesaling...hoping to make some money so that I could quit my day job and do this full-time for the time being. Then eventually buy, hold, and sell properties.

Which one is most exciting?

Wholesaling most definately!! In today's economy nothing keeps the juices flowing better than quick cash. For me thats the ideal way to supply what is needed quickly but in the long run the money earned can be used to eventually buy, rehab, and rent for now. Then when the market changes sell for a nice profit.

I would like to learn more about wholesaling commercial properties. With all the regulations that is coming down on residential, I would like shift to commercial real estate and learn how to control apartment buildings and other types of commercial properties.
