My goal is to buy to rehab for retail or rent-to-own and then the next one wholesale and to repeat this over and over again. My first one was a rehab and I did some things wrong and I lost several thousands of dollars but learned a ton from the experience (the right path). So my next one will be a wholesale then a buy and rehab again with positive dollars this time.

I like the buy and hold for the fact that it can turn into a nice retirement income for either monthly cash flow or selling off one at a time as you need the extra money. I'm not crazy about being a landlord but if you have a good property management company and find a good tenant the property will pay for itself. I haven't tried wholesaling yet but the quick cash would be nice to buy more properties to rehab and flip for retail so I can keep the process going. If I had to choose I guess buy and flip for retail would be my favorite but I think doing a little of each keeps the money flowing towards a better future. I guess it's time I try wholesaling.

Hotel Corpus Christi TX. I really went their to educate myself. I have been out of work past 15 Months. I purchased your book Your Town RealEstate.
I'm interested in Renting with option to buy.
Sub Lease in 60 day option. Also, Further down the line buy and resale. I have no money to start with
so trying to figure out to get started to bring some income in.
