My favorite strategy is wholesaling. Whether it be wholesaling properties with a lot of equity to cash buyers, or quick flipping short sale deals or even assigning lease options.

Anything with low risk and fast cash is my bread and butter! =)

Buy low and fix-it-up!

Right now my husband and I are looking into buying homes, fixing them up and re-selling them. We love the idea of doing a little hard work to make a family's dream come true in buying a home! Revitilizing a blighted neighboorhood by fixing-up one house at a time is our goal.

Hi Dean,
Thank You for this opportunity to win an IPAD just for talking about something I love to talk about (Real Estate). Personaly I will be Using all three at some point in my RE investing ventures. Most will wholesale at first to get there feet wet.I think then we can spread our wings more & more as the train rolls on. Ultimatly I see myself cashing out when the market has recovered, and is at the top of the wave again. Cash Flow

Buy through a Self Directed Roth IRA, and rent, then eventually sell the property when values go up.

Maybe Dean can do a Blog on "Self Directed Roth IRAs....pros and cons! There are many Baby Boomers with 401Ks who are scared of the uncertainty of the stock market,out there.

I am new at this. So I would like to plant my seed into real estate as a wholesaler first because it is the easiest way to break into real estate. I know that wholesaling isn't really real estate investing but once I plant my seed into wholesaling and create a cash flow then i can invest and watch my money grow.
having your ipad would be the nourishment my business needs to start to grow. Thank you so much for investing your time into my life, giving me a new career and to lead me to financial freedom.

I'm interested in buying at rock bottom and rehabbing for a decent profit. If the property won't sell quickly, I have no problem finding renters.

I think that when I do a couple of wholesale deals, I will gain confidence and experience.That is what I need most at this point.In the long run I am more interested in cash flow.

I first saw the Dean Graziosi infomercial while lying in intensive care in a hospital.

I bought and read the two books offered on that infomercial. I also really enjoyed a subscription where I received the monthly videos that were being put out.

Since then, I have started doing the real estate business as a part time venture. I have developed a program where I buy a foreclosed home at a reduced price, fix it up, and then offer it for sale/rent.

I am in Florida, and the real estate market here has really been hit hard. Combine this with the new bank programs which makes it more difficult for buyers to get a mortgage. Therefore, it is difficult far a buyer with a marginal credit score to get the needed financing from the banks.

I am now working on my third home where we have bought the home, fixed it up and then rented it to a potential buyer with an option to buy. They pay a nice option fee up front which is counted as a downpayment when they are able to convert it into their own mortgage. The agreement is good for one year. On the two homes we have completed, we are making about $ 400 per month positive cash flow and the rentors are working to get their credit scores up to a point where the banks will finance them.

This program has not only been attractive to the rentors/buyers, but I also now have multiple investors who want to invest their money in my program, get a nice a return on the rent and within a year, get their full return on the sale. The return on the investment for the rent ranges between 8-12%. The return on the investment at the closing of the sale is ranging between 15-25%.

So far, it seems to be working fine.

Hi Dean. We are looking for the best way to buy LOW, LOW, LOW and hold. Florida is getting another huge wave of foreclosures and the rental market is booming. Our investors don't want any part of the buy & hold strategy but we feel that rentals could be a huge part of our retirement. Thanks for asking!

Hi Dean,
I'm in Law School, and in need of immediately cash flow to pay the school etc.. I losted my job, but not my ability to survive.
My present state is not an obstacle, just a gate for a promotion. The Maryland Lottery has a Pick 3, the Race Track has a trifecta, and you have three different ways to operate. The Lottery and Track are a gamble, but properties are bought, sold, rehab, and flipped everyday. I would enjoy working all three. My unwillingness to trust the right person will create more tragedies than the mistake of trusting the wrong persons,such as the lottery, track, etc..
