I would love to wholesale, the difficulty I'm having is the buyers list, the seller prospects are much better at this time.

I think that the buyer beware message some people are pushing has caused some (well a lot of) uneasiness.

Mr Dean, Currently my sons and I have been buying and fixing up houses and resaling them.
We have however got along of name from our sign of people who look at the property after it's sold while were wanting to close, and have sold the next house to them. We sale to wholesaler and retail and are on our 4th house this year closing on July 25th.

Read everthing you wrote and just followed the plan..I actually stop building new houses and as the cash begins to build up are going to start keeping more properties for rental for myself and both my son's

Right now it is wholesaling.
When I have more cash, rehab and retail will be added, but still wholesale.
Then add hold and rent for cash flow.

Of the 3 choices Dean asked about buying, fixing, and selling will be my vote. It has the largest possible option for profit in a short time, but also I could do a rent/lease to own empowering the new homeowner!
I'd also like to do some wholesaling for the option to raise funds. I am a multi-tasker!
Right now I have an opportunity on a rental, so in my plan I will do whatever works best at the time.

Currently, I'm retired with little cash to spare in real estate - so I would gladly like to start with Wholesaling. But nobody can tell me why wholesaling will not work in San Diego, CA or what's the reasoning behind it???

This truck driver will have to start Wholesaling, and will try to mimic Carol S. path to financial Independence.

Hopefully, this will lead me to diversify and try other avenues in the Real Estate Investing arena in the not to far away future. It would have to be for now, the wholesaling, to get me rolling, and then on to getting properties, that are under the market price.

Buying Cheap!!

Hello Dean And D.G. family
currently we are buying as cheap as possible, Rehabbing, then renting them out to sell at a latter date. We bought our last home on May 25th, we were planning on trying to sale first then lease option if it did not sell. Some contracters that I network with kept sending me leads of people looking for a home to rent. We ended up renting to a nice young couple who did not want to lease option.
