Buy, fix, and sell.

I bought 2 (one Singl family & one duplex) last week, 40c per dollar each,
fixing them now,
will put up for sell 70c per dollar in 2 weeks.

My strategy is: buy "great deal" so, still have room to sell "good deal" for profit .

How to buy "great deal" ? ask DG .

For quick cash now, I think wholesaling would be best for me but I'd like to eventually do a combination of the three.

I have only done fix and flips to retail buyers so far, but I have started working on buy and hold program, I already have a list of 28 people for RENT TO OWN now I need to buy and fix some so I can start getting those people in to a home of their own.

Hello Dean;
My name is LeRoy, and to answer your question I'd have to say, I'd much rather whole sale than to aquire properties and hold on to, or rent them out. Buying to fix up could run you into so problems with unforseen issues, especially when it comes to the changes in zoning in some areas. When the property was purchased a few years back, and because of economic growth and development in some areas, it has caused zoning to change. End result, when you go to expand or remodel, you can't because the zoning laws has changed. Now you are out a whole lot more money than the property is worth. This may not be the case for everyone, but make sure you keep up with the zoning laws in your area and wherever you are buy properties.

Then we have renting out. That has some advanages, but when it comes to the maintenance, the cost falls on you, the home-owner, not the renters.

So that being said, I'd much rather take the money and run, in other words. You Get control by (contract ), and sell. Cash out at closing. That way you don't even have to own or take pocession of the property. You might say, (cash out and get out).

Just wanted to drop a little nugget in hope that someone might be encouraged by it.

I would like to start by Wholesaling to build initial funds to then move into partnering with investor to purchase, rehab and flip eventually having enough funds to fix-up and flip on my own. After accumulating some wealth my intentions are to purchase for rental market and create residual income in preparation for retirement. Thats the road map in a nut shell.

For now Dean, I like and I'm trying to do wholesale(haven't done one yet, I'll take any suggestions you may have). Later I would like to do flips and move on from there. I hope this helps you out.

for rental income. We want to provide for our retirement since we're both teachers. Maybe sell after the market requires, but probably to roll those gains into new props.. 1031.. Good Contest, Dean!!
