I am more interested in wholesale for quick cash at this time. Then I would be interested in purchasing to rent and also the tax lien options available.

I love the idea of wholesaling because it provides a way for beginners to get into the real estate game and make money fast. Fix and flip deals are amazing because of the possible profit spreads! And buy and hold strategies are great because it's a good way to build wealth and take care of the "bills". I think in your next system you should touch on each subject.

Thank you for all you do. For me, I'm most interested in cheap property for positive cash flow after doing cash-out refi. Looking for owner financing (since I have no money,) and after repairs and cash-out refi, wish to yield positive cash flow of $200 or better monthly.

Would like to find lenders that work with investors and accept rent revenue as the only income for repayment.

I'm just starting out and I agree with so many other comments - it's hard to pick just one! But I have to say, my first choice is to buy and hold properties since I have good credit and a little cash. But I am definitely interested in wholesaling too so that I have the cash to buy even more properties for myself. Thank you Dean for all you do to inspire others to greatness!

THANKS for teaching us about wholesaling! It's enabling us to start investing with NOTHING! Our very first contract will be signed tonight and we expect to sell it to an investor for about a $5,000 fee.

Which do I prefer???

At the moment, I would prefer wholesaling as the need for quick cash is what I need.
Once off the ground and the immediate need is satisfied, buy-n-hold would be a strategy I'd like to pursue.

Just once Dean I'd like to watch a blog and not be left in gracious tears. I'm one day fresh from the 'boots on the ground' training. Randy V. and RG Williams presented a fantastic training, I left with a big shot of confidence and so much knowledge I literally danced in the parking lot before getting in my car and driving home. And just to clarify, I cry watching every weeks blog bc it feels like YOU ARE THE ONLY ONE WHO TELLS ME MY DREAMS ARE POSSIBLE! YOU ARE THE ONLY ONE WHO SAYS "YOU CAN DO IT, HAVE IT, BE IT, DREAM IT, ACHIEVE IT, ACCOMPLISH IT." That is why I cry bc I believe you and I am ever so grateful for your continued support, your consistency, sharing your knowledge and more than anything else your positivity. This time back to reality hit harder than usual, welcomed home by pizza and beer and my two-yr olds potty training accidents were not as awesome as usual. I want MORE. And everyone around me tells me aw, no, no, no........ At the end of my 'edge' event, I shook Stephan Edwards hand and thanked him and told him, "I am going to be one of Dean's stars". I am Dean, I am going to be sitting at the round table with you and Richard Branson, one day, I am.

So, at this moment I NEED to wholesale, I've been a stay-at-home mom for six years. I have no money, I have no credit, I am your dream student, a diamond in the rough. I have to wholesale to get things in order, to get some money coming in bc my honey is working 80hrs a week as an electrician and we still can't pay off last winters heat bill. My little city of Kingston NY just 20miles north of the lovely Marlboro is FULL OF DEALS!!! If I can have Stephan Edwards, or Randy or Matt Larsen, or Carol or Greg or RG WILLIAMS here with me I'd ask them questions on how to structure all these deals in my head til their ears bleed.
But to answer your questions, ideally I'd like to 'buy n hold'. For as long as I'm living in my hometown, I want to give back to my community, make it a better place and then move on. Sorry for the long version but that's my answer.
P.S. Dean, I really could use anything that even remotely resembles a new computer, so yes please, I'll have your old ipad, chuck full of insiders secrets. Thanks!

But for starters it's Wholesaling.

Hi Dean,

My Level 1 choice is wholesaling with an edge. Since I have the ability to fix-up and focus on curb appeal & interiors I'd like to hone in on turn-key customer service to other investors-- specializing in creating the rehab THEY want to turn the property (on their dime). This will be one service I offer.

The other would be matching properties to a broad buyer's list base with attention to details-- really hone in on what THEY desire and make a name for myself as the "go-to" girl for other investors.

Attention to detail and turn-key wholesale service are key.

The next level choice will include matching renters and first time buyers to properties with extreme flexabilty & creativity to help newbies get in the market--either wholesale or retail.

buying at low costs and rehabbing in order to rent for cash flow sounds the best way for me. a staedy cash flow is most important especially during times like these.

When possible I like to flip to retail buyers, but wholesaling is great for a quick buck.
I have more buyers than motivated sellers.

Dean, for years I listen and watch you on tv but I am in no position to buy or sale because i live from pay check to check , I have no money and my credit is bad I dont know If I can ever purchase anything of value again. All 3 options are good but at this time I dont see how to get started

Choose a technique

As of right now I 'm leaning towards the "wholesale" technique. Although I am intersted in the other two, I feel more comfortable starting off with wholesale and progressing into the other two ventures.
