I am interested in all 3 types of investing.

However, in today's market, buying low, rehabbing, then renting is where I would like to focus. Too many houses are staying on the market for way too long.

I want to first learn how to wholesale...

and later work with REO's that I can rent out.
Currently no job, bad credit, no money at all!
Problem with my area is Bandit Signs are totally illegal in my area. I contacted City Hall here in Bloomington Minnesota and they said that if the cops here see 2 or more nonpolitical bandit signs that any one person like myself puts out, they will track you down and ARREST you. They consider bandit signs as littering. Same thing with flyers; also littering and no place to put up business cards. Cops in the metro area here are pretty strict and hardcore. I tried Craigslist but got no replies. Any other super low cost ideas on attracting buyers and sellers?

I prefer to buy cheap/fix/flip...but if I find that rare property that's affordable and in a great neighborhood...I prefer to hang onto it.

I'm also a Real Estate Broker...so wholesaling doesn't really work for me. I send out multiple low ball bids a week and hope for one to at least come back with a counter...then go from there.

Interested in all three. But you have to take a step at a time. I will wholesale first for some quick cash. Then I will buy, fix and sell to a retail buyer for bigger checks. Last I will buy and hold for cash flow.

I have been trying to make something happen but always find time to be my nemesis. I think that buying dirt cheap and renting makes the most sense for me now. I have always like the wholesale strategy though.

just got married on Saturday...

we spent most of our savings on the wedding.. so we have no money left.
Wholesaling for sure.

Buy and fix we would love to do and rent for a while - but no cash. Sad

Wholesale

To start with the quick cash of a wholesale deal sounds great to get started with to build up cash.

However the goal here would be to build enough cash to to buy, fix if needs and either rent or flip for retail.

Winning IPAD

I am just starting and would like to build a wholesaler list. However would be able to buy a very cheap house (no repairs) for a rental income.

I am interested in assume( or buy) and hold

I am interested in finding sellers that just want out before no one can assume ..subject to, but I can't find the money.
I have had 2 accidents and also was cheated out of my life savings. Now I am starting over and need money to obtain the houses I find that are great deals.
I need to know how to root these deals out where the owners will turn over the deed. They seem to be gone, but I know they are out there somewhere and I need the money now!!!!!!!!! Rents are high right now here, so I can easily cover the mortgages.
Please train us for this.

Dean, I am a neophyte, know nothing about real estate, so what would work well for me? Foremost, I need a very cheap first property I can buy, fix and hold as a domain for my cats who have become homeless due to a neighbor's dislike for these lovable creatures. Living in mobilehome too close to a neighbor isn't an ideal situation for us right now.

And then eventually go forward when I have the cash to buy a second property to fix, rent out and sell later. Thank you for this opportunity.

I have yet to get myself going in either ... ! However.. I see myself doing this successfully for years to come .. I am due in Sept. to have my first child @ 43 years old .. ! I've lived in an area for the last five years ..That I have had to relearn some of what works and what doesn't .. Long story shorter ... it's coming .. I can feel it .. I owe it to my baby daughter to be .. to succeed in this industry .....! Dawn
