I am more interested in buying distressed properties, rehabbing them, and renting them out. That's what I have done with a few properties. The rationale is that there are many advantages such as income, depreciation, equity, appreciation, and leverage to hold on to properties.

I believe wholesaling for the cash to build up cash then u can work on buy and hold and then rehab but if you are doing this for the first time wholesaling it a good way to learn the markets and what rehabs cost then u can move up

A wee bit over zealous? Perhaps. Just excited to start!
The best fit for me to start with is the Wholesale buying, (assignment of contract, equity transfer), as I need to get some cash built up and this is the best way I see to do so. I'm wondering about the legality in California however with these.
Next would be the buy and flip, followed by the buy and hold. Buy and hold would be the best, but I'm not overly optimistic with the economy and all of the aspects that would affect consistent rents. As this looks better, I'd rather buy and hold.
Long term goal is to buy and hold self storage properties. Payments from tenants are easier, no midnight calls for water heaters leaking etc...

We need cash flow investments right now (Buy fix rent), with wholesaling whenever the opportunity is right! Something needs to fuel the fire!

Looking to invest in below market properties and rent long term

The above has been increasingly difficult to do. Foreclosures take forever to get a response from the bank. Now underwriters say my DTI is too high. Then I'm informed that banks will not lend to investors that have more than 4 mortgages.....this list goes on and on and on. Only a cash buyer will succeed in this market. I know from having some experience with mortgage brokers, banks, etc....NO I don't look for hard money lenders. I hope others have been more successful.

Right now I'd prefer wholesaling to raise enough Capital. After, I'll Buy, Fix and Hold as investment Properties.

Right now, I am interested in wholesaling. The idea of being able to find properties and match them with buyers without having to worry about my personal finances, credit, time, etc. I feel is the best way to quickly get involved in the real estate market and make some money.

I look forward to winning Dean's IPad filled with the information to create and continue a successful real estate business. Then, all other avenues of buying, rehabbing and selling property will be included in my business ventures.
