My choice would be both buy low, fix and flip if possible and also buy low, fix, and rent reasonably for positive cash flow. Provide an affordable home for someone and make money while you're doing it. A win-win situation.

My real passions involve property transformation. Flip it!

I have always had an eye, even as a child. My aunt still regrets not purchasing the one property I approved of as we shopped for her first home back in the mid 80's.
I don't know what it is. Whenever I see room for improvement in anything I just go there mentally, it is a natural reflex. But with Real Estate..oh..it is my pleasure. I immediately get excited, pulse races as I visualize the space transform, textures change, windows and double doors opening up to sweet vistas and warmly welcoming it's guests and inhabitants. The lighting playing off the subtle hues of soft yet stimulating colors while enabling clear vision and yet remaining unobtrusive to the sensitivities of so many headaches as may be had by the goodly hard working people whom inhabit the dwelling which should be a delight to call home.

dean i think what most excites me is the wholesaling, fast, fast, fast, i`ve been doing the fixing up for 40 yr`s, watching other people make the money,, so i think it`s time i got in the game, and got a few of my own rental`s at 53 and laid off in sept,2009 i`am running out of time, bad credit lost three houses to foreclosure one the last one was a rental, the guy owned 14 houses and lost them all, i was showing them , renting them, and fixing them, i can do all of the work electrical, plumbing, car- pentry, hvac, etc,,, i think its time to combind the two & see what happens,

I could really use alot of help with fixing up houses and renting them for monthly cash flow to add to my retirement fund. It would be nice to take that early retirement in two years that I am eligible for at my current job and just invest in real estate. Thanks alot Dean

Wholesaling While Avoiding Licensing Issues

Wholesaling is a grand concept - but can you teach us how to avoid the real estate licensing laws that interfere with the wholesaling concept in many states? (It is one thing to acquire an interest in a property and another to match sellers and buyers without having an interest in the property.) In many states simple wholesaling can be inferred as acting as a realtor. As soon as one acts as a realtor there are commissions and brokerage fees, these can often remove the profit from a deal. Help?
